Responsibilities
  • Staff Development and Leadership: Partner with Talent Acquisition and HR Operations to attract and hire exceptional team members through Greenhouse.
  • Collaborate with Learning & Development to train, develop and provide leadership to exceptional team members to ensure the property can operate effectively and to ensure team members are pursuing the next step in their Scion career.
  • Accountable for scheduling appropriate property staffing at all times, including after hour on-call shifts, being the primary responder.
  • Elevate employee experience through data, conversations and team building to ensure high morale.
  • Property Administration: Prepare, respond and advise on all community aspects including market, physical condition, policies, procedures and onsite emergencies with partner departments.
  • Engage internal Legal department for vendor management, risk management, court appearance and contract administration matters.
  • Conduct quarterly apartment inspections to assess damage and identify property improvements to address.
  • Facilities & Capital: Accountable for safe and sanitary community experience for employees, residents and guests including curb appeal, operationally sound facilities, common areas and preventative maintenance.
  • Uphold The Scion Standard by conducting monthly property walks and submitting scorecard assessments around inspections.
  • Maintain and audit valid building and system permits to ensure that the property complies with all codes and company standards.
  • Responsible for identifying all capital expenditures improvements needed at the property and working with Regional Manager and Facilities & Capital Department on approval and execution of new projects.
  • Obtain vendor bids on all projects and gain approval for projects that exceed the budgeted threshold for the property.
  • Annual Turnover Process: Proactively plan and execute annual turnover process with the Assistant General Manager and Facilities Supervisor to ensure all team members and vendors have clear goals and expectations to meet deadlines.
  • Partner closely with Talent Acquisition to adequately staff the property for support with annual turnover deadlines.
  • Forecast and manage financial performance of annual turnover process to keep controllable property expenses within budget.
  • Utilize Turnable to create, manage and update electronic turnover board to ensure adequate progress is being made and deadlines are being met.
  • Conduct move-out inspections and vendor service walks to ensure units are ready for resident move-in dates.
  • Provide hands-on help throughout all turn related tasks, including but not limited to moving furniture and appliances, assisting facilities team with punches, organizing high volume of resident trash and cleaning turnover units.
  • Financial Performance: Work closely with partner departments for financial aspects of the property such as preparing annual and capital budgets, managing property expenditures, invoice entry, payroll, inventory, collection policies, forecasting, meeting revenue targets, credit card reconciliation, variance reporting, vendor service agreements and month-end processes.
  • Proactively seek out ways to add revenue and/or reduce expenses to enhance Net Operating Income.
  • Customer Experience & Sales: Implement and maintain Scion’s customer experience philosophy including but not limited to brand integrity, reputation management, resident events, work order management, turnover, hiring and developing staff with a customer experience mindset.
  • Accountable for monitoring customer feedback via internal surveys and reputation platforms to develop action plans for promptly improving the resident experience.
  • Accountable for achieving all unique Key Performance Indicator set for the property.
  • Support AGM with escalated resident concerns and assist in de-escalating situations when needed.
  • Accountable for achieving revenue targets such as market rates, gain to lease, concessions, and leasing velocity.

Scion Group secures $556M student housing refi. A major advisory firm arranged the note. The Scion Group has secured $555.6 million in financing for a 14-property student housing portfolio totaling 4,295 units and 10,454 beds across nine states. Walker & Dunlop arranged the transaction on behalf of Scion. The assets are located in Arizona, Alabama, California, Colorado, Florida, Georgia, Louisiana, North Carolina and Texas. The company secured a floating-rate, interest-only loan through an existing Fannie Mae credit facility. One property included in the portfolio was Lark Central Florida in Orlando, Fla., according to Yardi Matrix. The, 416-unit, 995-bed community serves students attending the University of Central Florida. The Scion Group owns the property along with CPP Investment Board and GIC, Yardi Matrix shows. For the fall 2026 semester, the community is 88.9 percent preleased. This transaction continues a longstanding relationship between Walker & Dunlop and The Scion Group. The financing closed within one of Scion's four Fannie Mae credit facilities, all of which were originated by Walker & Dunlop. In 2024, the firm arranged another $380 million Fannie Mae credit facility refinancing for another 11-property student housing portfolio. For this most recent deal and the 2024 transaction, Walker & Dunlop's Capital Markets Real Estate Finance team of Colin Coleman, Brendan Coleman and Will Baker arranged the financing. Scion's recent expansion activity. Scion is one of the largest owners and operators of student housing communities across the globe with 190 communities and 118,000 beds under management. This past May, the company formed a joint venture with an Ares Real Estate fund to acquire a 12-property portfolio with 7,578 beds. The transaction marks the first investment between Scion and Ares, with Scion serving as operating partner. The two firms said the venture will target off-campus student housing in U.S. markets with strong enrollment fundamentals and limited new supply. The portfolio comprises 7,578 beds across 10 states and 12 universities, including Arizona State University, Auburn University, the University of Florida, the University of Notre Dame, The Ohio State University, and James Madison University. Harrison Street had assembled the assets over the past decade through five fund vehicles. * Grove at Auburn University Harrison Street, which manages $109 billion across infrastructure, real estate, and credit strategies, has invested more than $24 billion in 431 student housing properties totaling over 237,000 beds in North America and Europe since inception. The firm has sold 252 student housing properties for approximately $11 billion over the same period. "This portfolio reflects the culmination of years of disciplined acquisition and development activity, operational enhancement and optimization by our team, and local market expertise across some of the strongest university-driven housing markets in the country," said Ben Mohns, Harrison Street's global head of asset management for real estate. Harrison Street and Scion have closed multiple large transactions together since 2017, including a nearly $900 million student housing portfolio sale in November 2024. Robert Bronstein, CEO of The Scion Group, said the transaction marks two milestones for the firm: the start of a partnership with Ares and the expansion of Scion's owned portfolio to more than 105,000 beds, which he said makes Scion the world's largest owner of student housing. Scion has deployed approximately $10.2 billion of capital since 2016, with $3.4 billion of that in the past 24 months. Ares Real Estate managed approximately $117 billion in assets as of March 31, with more than 700 professionals across 38 offices in the Americas, Europe, and Asia-Pacific. "By combining our scaled real estate platform with Scion's strong capabilities, we believe we are well positioned to unlock value across this portfolio and capitalize on the continued institutionalization of the student housing sector," said Andrew Holm, head of U.S. diversified equity for Ares Real Estate, who noted that the deal underscores the continued institutionalization of the student housing sector. The deal lands a week after Core Spaces closed its latest flagship fund, CSF IV, with about $1.64 billion in commitments from global investors for a strategy targeting student housing in major U.S. university markets. Pension systems including the Kern County Employees' Retirement Association, Illinois Municipal Retirement Fund, and San Antonio Fire & Police Pension Fund have allocated to Kayne Anderson Real Estate Partners VII and other funds targeting student housing.
