Responsibilities
  • Manage Wohlsen’s relationship with each assigned client, ensuring satisfaction and fostering long-term partnerships.
  • Ensure the overall success of each assigned project, focusing on safety, client satisfaction, adherence to schedule, quality of work, and profitability.
  • Oversee the development of work on each project and manage all aspects of resource allocation to optimize efficiency.
  • Ensure fulfillment of all owner contract requirements and meeting contractual obligations.
  • Directly manage assigned project team members, overseeing their performance, providing mentorship and facilitating their professional development.
  • Participate in planning and delivering sales presentations by preparing for, offering technical expertise, presenting assigned areas of Wohlsen information, and creating a professional and confident impression with clients.
  • Collaborate with appropriate Wohlsen team members to develop owner contracts.
  • Consult with and provide technical expertise to the pricing of estimates and bids to close business that Wohlsen can be successful with and meets the client’s needs.
  • During the preconstruction period, provide overall leadership and work closely with the assigned Preconstruction Manager to develop staffing and profit projections, protect projected profitability, provide input into constructability of proposed design, and develop schedules to assure timely completion.
  • Evaluate the resources needed to build each project and partner with the region leader and Vice President of Construction, if applicable, to ensure necessary resources are assigned and in place to meet required needs.
  • Work with the region leader and Vice President of Construction, if applicable, to select the project team on assigned projects. Once selected, manage and motivate the team, provide feedback, mentoring, and advice, establish expectations, and hold team members accountable.
  • Evaluate and develop a clear understanding of client expectations on each project, assure that a client interview is held to determine conditions of satisfaction, and ensure the Conditions of Satisfaction poster is completed timely.
  • Establish and implement the Raving Fan Process.
  • Forge relationships with clients and ensure regular communication and dialogue about project team performance. Hold frequent face-to-face meetings with clients throughout the life of the project, partner with clients to reduce project delays, and create a Raving Fan.
  • Ensure necessary planning is performed before the start of each project, including staffing projections and planning, general conditions estimates, project budgets, project scheduling, logistics planning, constructability reviews, and subcontractor evaluation and procurement.
  • Ensure that day-to-day project operations are transitioned effectively to Project Managers and Superintendents from preconstruction when work commences in the field.
  • Be responsible for purchasing efforts on assigned projects and ensure appropriate resources are assigned to procure needed subcontractors and vendors and that required materials and equipment are available when needed.
  • Develop a project purchasing plan and coordinate with the Preconstruction Manager.
  • Lead the development of accurate and complete Project Performance Agreements with support from Preconstruction, Project Accounting, and Management.
  • Conduct weekly L10 meetings with each assigned project team.
  • Regularly assess risks inherent with each project and coach the project team to plan and prepare for dealing with risks and maintaining project success.
  • Visit assigned projects at least weekly to evaluate and make suggestions for improving safety, quality, and general administrative performance, build owner representative relationships, and manage workforce morale and contribution.
  • Partner with the project team to evaluate project costs to date and develop an accurate forecast of project costs and profitability.
  • Evaluate the project schedule and implement adjustments necessary to maintain or recover required milestones.
  • Conduct Monthly Project Review Meetings with each assigned project team.
  • Conduct safety walks routinely and ensure that project teams conduct them at least weekly.
