What Zego does: Zego provides a resident experience platform for the residential real estate industry, helping property managers modernize the resident experience and improve operational efficiency. How its product works: property managers subscribe to the platform, which includes online payments, utility management, resident communication, and smart apartment technology; residents use the platform to pay rent, manage utilities, and receive messages, while managers access tools and data to run operations more efficiently. How it differs from competitors: it combines payments, utilities, communication, and smart-apartment features in a single, scalable platform tailored to property managers from small portfolios to large enterprises, focusing on improving resident engagement and back-office efficiency. What the goal is: to simplify property management, boost resident satisfaction, and reduce administrative costs for property managers.

What believers are saying

  • Global Payments’ ownership unlocks cross‑sell into 500+ enterprise clients, expanding Zego’s reach beyond its current 7,000 property managers.
  • Resident Payouts and partnerships like Best Egg open B2B2C financial services, including flexible payments and lending, which can materially increase average revenue per property.
  • Coverage of 15 million units generates rich, proprietary data for benchmarking, NOI optimization, and industry‑specific insights that deepen customer lock‑in.

What critics are saying

  • AppFolio and Yardi can bundle payments and resident experience features, undercutting Zego’s standalone subscription model and eroding pricing power within 12–24 months.
  • Global Payments’ integration may disrupt Zego’s cloud‑native architecture, alienate independent property managers, and trigger churn if product autonomy is diluted.
  • API restrictions or fee hikes from AppFolio, Yardi, or RealPage could cut off Zego’s primary distribution channel and collapse its switching‑cost advantage within 12–24 months.

What makes Zego unique

  • Zego automates rent collection, utility management, and resident workflows across 15 million units, creating a scale advantage few competitors match.
  • Its platform integrates deeply with leading property management systems like AppFolio and Yardi, embedding Zego into core operations rather than sitting on the periphery.
  • The 2024 Mobile Doorman acquisition adds resident engagement analytics, enabling predictive insights on retention and satisfaction that most PropTech tools lack.
