Requirements
  • A high school degree or equivalent is required.
  • Three to five years of related property management experience with a multifamily or residential property is required.
  • One year of experience leading a team is required.
  • Knowledge of applicable federal, state, and city regulations involving Fair Housing, health and safety policies and procedures, and other residential multifamily property management requirements.
  • Financial analysis skills and the ability to manage operations within the approved annual budget.
  • Detailed knowledge of the eviction process and applicable state and federal laws.
  • Strong verbal and written communication skills.
  • Strong attention to detail, accuracy, organizational, multitasking, planning, and time-management skills.
  • Strong leadership skills and the ability to develop, train, and motivate others.
Responsibilities
  • Direct and develop assigned communities’ Performance Management, Sales, and Service teams, and hold team members accountable.
  • Facilitate meetings and maintain communications and relationships with clients, vendors, and internal team members.
  • Coordinate Performance Management functions for community renovations or new management accounts.
  • Provide customer service to residents, prospective residents, visitors, and vendors.
  • Assist with due diligence for prospective acquisitions.
  • Serve as a hiring manager; participate in interviews, hiring decisions, and onboarding; oversee direct-team performance and employee development; and participate in developing training programs.
  • Oversee marketing, leasing campaigns, and renewal programs according to company standards.
  • Coordinate and manage the resolution of resident-related customer service issues, including meeting directly with residents when necessary.
  • Oversee property and resident files, leasing and renewal activities, and rent collection.
  • Oversee property operating budgets and strategic planning for assigned communities, and monitor purchases and expenses for cost effectiveness and budget compliance.
  • Review weekly operating reports, financial statements, and payables, and submit reports on operational forecasts, financial performance, site appearance, property audits, and marketing or traffic activities.
  • Suggest plans and promotions involving rent increases, lease terms, and concessions, and review them with property managers.
  • Review and approve field-operations paperwork, including hours worked, purchase orders, contracts, and purchase card transactions.
  • Create individual development plans for themselves and their respective team members.
  • Recommend, develop, and execute additional training for Performance Management team members.
  • Ensure compliance with property condition and quality standards.
  • Ensure the team completes work in accordance with rental regulatory and contractual agreements, company policies and procedures, and governmental compliance requirements.
  • Work with the Service Manager to implement and execute a preventative maintenance program addressing structural, physical appearance, equipment, and safety issues.
  • Coordinate with construction, warranty, quality assurance, and renovations departments to identify capital improvement projects and ensure proper funding is budgeted.
  • Perform other related duties as required and assigned.

  • A bachelor’s degree in Property Management, Real Estate, Business Administration, or a related field is preferred.
