Requirements
  • Bachelor's degree in Facilities Management, Engineering, or a related field; equivalent experience considered.
  • 7-10+ years of experience in facilities management, preferably in a multi-family real estate company.
  • Strong knowledge of building systems and maintenance practices, including HVAC, electrical, plumbing, and landscaping.
  • Strong leadership presence with the ability to influence without direct authority and support cross-functional teams.
  • Proven experience overseeing capital projects, vendors, and maintenance budgets.
  • Excellent communication and relationship-building skills, with the ability to partner effectively with stakeholders at all levels.
  • Strong problem-solving and decision-making skills, with ability to think creatively and develop innovative solutions.
  • Highly organized and analytical, with the ability to manage multiple priorities in a fast-paced environment.
  • Frequent travel to properties and project sites across the assigned portfolio.
  • Requires the ability to work Monday through Friday and some weekends or after hour work.
  • Requires extended periods of sitting for reporting and planning, as well as physical activity including standing, walking, bending, climbing stairs, and lifting up to 50 pounds.
Responsibilities
  • Ensure the health, performance, and compliance of essential building systems across multiple properties, including HVAC, boilers, elevators, fire life safety, water heaters, cooling towers, CO fans, sump pumps, solar systems, and EV chargers.
  • Conduct routine property inspections and system condition assessments; prioritize repair and replacement needs in alignment with capital plans.
  • Lead implementation of standardized preventive maintenance protocols.
  • Conduct training on equipment care, safety procedures, and regulatory requirements.
  • Support site teams during major projects, inspections, emergencies, and escalated facility service requests.
  • Ensure all properties comply with local, state, and federal codes related to fire/life safety and mechanical systems.
  • Monitor system testing and inspection schedules for fire pumps, backflows, boilers, elevators, and emergency generators.
  • Identify risk exposures and create action plans to address deficiencies and ensure operational readiness.
  • Assist in developing and executing capital plans for system upgrades, infrastructure replacements, and energy efficiency projects.
  • Coordinate RFPs, bid reviews, and contractor oversight for capital or complex service work.
  • Track vendor performance, negotiate service standards, and ensure contract compliance.
  • Analyze service call data, system performance, and asset condition to inform cost-effective maintenance decisions.
  • Leverage technology and diagnostics to drive proactive maintenance and reduce reactive repairs.
Desired Qualifications
  • Professional certifications such as FMP or CFM are a plus.
  • A hands-on, solutions-oriented facilities leader who can oversee complex building systems across multiple locations and keep operations running smoothly without constant escalation.
  • The ability to influence and guide Facilities Managers and site teams through expertise, collaboration, and credibility rather than direct authority.
  • Strong technical judgment to assess system health, identify risks early, and recommend practical, cost-effective solutions.
  • Experience partnering with asset and property management to balance operational needs, capital planning, and long-term asset preservation.
  • Confidence managing vendors and contractors—setting clear expectations, holding partners accountable, and ensuring quality outcomes.
  • Clear, concise communication skills that allow you to translate technical issues into actionable insights for non-technical stakeholders.
  • A proactive mindset that uses data, inspections, and diagnostics to prevent failures rather than reacting to them.
