The Senior Portfolio Manager is responsible for the management of a team of Property Managers and their designated portfolios of single-family homes. The ideal candidate for this role will have experience as a multi-site residential property management overseeing direct reports and have a real estate license. They will be expected to understand the financial performance of their markets and help drive success. Reporting directly to the Regional Portfolio Manager, they will provide oversight of the day-to-day operational activities in the markets they support and regular reporting of performance and success.
What You Will Do:
- Manage team of Property Managers within a given territory.
- Manage financial and metric driven performance of the portfolio.
- Lead team to meet all key results including occupancy, retention, rent growth, collections, and customer service.
- Complete property inspections as needed, assisting in determination of turn scope, confirmation of turn completion, pricing, and conditions where DOM is high.
- Oversee all property related pricing including acquisition, sales, leasing and renewals
- Maximize revenue by looking for potential rent increase opportunities.
- Work with Maintenance, Field teams, and local vendors to minimize R&M expenses.
- Provide rehab recommendations to maximize rent and appeal to potential residents and minimize expenses.
- Resolve and/or oversee prospect and tenant communication where a licensed agent is required.
- Resolve escalated situations and communications.
- Promote positive, harmonious relations between staff, vendors and residents.
- Provide general oversight of property maintenance in coordination with Maintenance Managers and ensure resolution of challenging maintenance issues.
- Attend court where required.
- Provide regular reporting and updates for all markets within the region.
What You Will Bring With You:
- Real Estate Sales or Brokers License for Arizona is required
- Minimum 6 years of experience in a property management role
- Minimum 2 years of managerial experience
- College degree preferred
- Strong background in client relations and customer services
- Demonstrated strong negotiation skills
- Highly motivated individual with strong organizational, written, and verbal communication skills
- Outstanding interpersonal skills with the ability to work effectively with a wide variety of people
- Excellent judgement and analytical skills
Compensation Range:
- The expected base salary for this position ranges from $76,000 to $95,500. Actual compensation packages are based on several factors unique to each candidate, including but not limited to job-related knowledge and skills, experience, education/training, business needs, market demands, and geographical location.
