Requirements
  • A Bachelor degree, or 1 year's experience in the student or multifamily housing industry, or an equivalent combination of education and experience.
  • Proficiency in Microsoft Outlook, Microsoft Word, Microsoft Excel, and Entrata property management software.
  • Working knowledge of market-rate and Low-Income Housing Tax Credit programs, Fair Housing Laws, and Equal Employment Opportunity Laws.
  • Strong skills in hiring and staff development, budgeting and marketing planning, scheduling, and managing operations.
Responsibilities
  • Provide leadership for the community by setting a Service Excellence standard and inspiring teams to achieve it.
  • Promote harmonious relations among residents, parents, staff, and the surrounding community while enforcing company policies and standards.
  • Assist the General Manager with training, coaching, development, and leadership of team members.
  • Coordinate, schedule, and supervise contracted services, including pest exterminators, trash collectors, landscaping, snow removal, turn contractors, and major repair contractors.
  • Prepare, respond, and advise on community aspects including market conditions, physical condition, policies, procedures, and on-site emergencies with partner departments.
  • Deliver legal and resident notices and file evictions in compliance with current policy and local ordinances.
  • Manage resident accounts and utility billing, coordinate accounts receivable, and maintain regular auditing and documentation.
  • Oversee curb appeal, common areas, preventative maintenance, grounds, interior areas, resident amenities, and general common areas to ensure safe and compliant facilities.
  • Coordinate work orders with staff or vendors, communicate necessary information to residents, and maintain customer satisfaction.
  • Maintain occupancy at or above 99% and collections at or above 98% of potential income.
  • Process and administer leases and perform regular audits of property management software and leases.
  • Oversee property collections efforts to keep delinquencies under 2% of income.
  • Achieve the highest possible net operating income through cost control, revenue improvement efforts, and budget management.
  • Assist the Manager with monthly reports, budget targets, and variance reports.
  • Submit necessary paperwork for invoicing, payroll, hiring, and related activities on time.
  • Manage customer sales interactions personally and by directing team members in alignment with company standards.
  • Manage customer experience initiatives, engagement initiatives, and additional marketing opportunities.
  • Manage promotional materials and property incentives within marketing and concession budgets.
  • Provide direction on sales and revenue goals by partnering with the Centralized Sales Team and lead team members to achieve them.
  • Assist with attracting candidates, hiring new team members, and improving employee retention.
