Requirements
  • An associate's degree from a two-year college or technical school, or an equivalent combination of education and experience, is required.
  • Three to five years of related experience and/or training, or an equivalent combination of education and experience, is required.
  • A valid driver's license and insurance are required.
  • The employee must supply personal tools for maintenance work and obtain the required basic maintenance tools within 60 days of employment.
  • The employee must be able to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • The employee must be able to write routine reports and correspondence and speak effectively before groups of customers or employees.
  • The employee must be able to perform basic mathematical operations, calculate rates, ratios, and percentages, and draw and interpret bar graphs.
  • The employee must be able to solve practical problems and interpret written, oral, diagrammed, or scheduled instructions.
  • The employee must regularly lift or move 50-75 pounds and occasionally lift or move more than 100 pounds.
  • The employee must be able to perform the stated physical activities, including walking, climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, and using their hands.
Responsibilities
  • Set protocols and best practices and provide training to assigned Maintenance Technicians.
  • Document and develop quarterly status reports related to work completion and direction given.
  • Mentor, train, and document the performance of Maintenance Technicians.
  • Review site work orders, vacant unit turnover processing, and projects; set goals and follow up to ensure accountability.
  • Provide oversight and support for Maintenance Technicians at assigned properties.
  • Recommend disciplinary action and training for underperformers.
  • Review existing policies and practices and provide process improvement recommendations.
  • Develop ongoing training and mentorship curriculum to enhance site-staff skills and competencies.
  • Work with the Community Manager to meet and exceed the needs of the property.
  • Maintain buildings by performing minor and routine painting, plumbing, construction, janitorial, and other related maintenance activities when required.
  • Ensure that all repairs are handled in a timely and appropriate manner.
  • Work with the Community Manager in managing maintenance-related and capital improvement activities within an assigned property.
  • Initiate, perform, and assist maintenance projects up to $5,000, with property-manager approval required for amounts over $300.
  • Assist in developing scopes of work for small improvements and services and seek qualified contractors to bid the work.
  • Clean and turn over vacant apartments, including all actions necessary to make them rent-ready for the next tenant when required.
  • Notify the Community Manager of safety-related issues and lease-agreement violations.
  • Develop and maintain vendor relationships, negotiate pricing, collaborate on the approved vendor list, update the vendor list, and publish it for properties.
  • Conduct move-out inspections and reporting, regularly check smoke detectors to ensure proper operation, and perform other inspections when required.
  • Assist team leaders in implementing policies, standards, procedures, and programs relating to property maintenance and upkeep.
  • Accompany site staff during regular preventive-maintenance inspections of units as needed.
  • Assist in setting specifications, soliciting bids, reviewing independent-contractor qualifications, and monitoring performance for major renovations or repairs.
  • Travel as required for in-person classes and annual education conferences.
  • Maintain regular and reliable attendance during scheduled hours.
