Requirements
  • The candidate must have at least 4 years of experience as a recertification specialist.
  • The candidate must have knowledge of Section 8, Low-Income Housing Tax Credit, and Housing and Urban Development requirements.
  • The candidate must have experience with Enterprise Income Verification reports.
  • The candidate must understand Housing and Urban Development, Public Housing, and Tax Credit policies and procedures.
  • The candidate must be detail-oriented and able to work on a deadline-driven schedule.
  • The candidate must possess organizational, analytical, and problem-solving skills.
  • The candidate must hold a Certified Occupancy Specialist certification.
  • The candidate must have experience with Management and Occupancy Reviews.
  • The candidate must have experience with Yardi, Microsoft Office, and Excel.
  • The candidate must be able to communicate effectively and work with people.
  • The candidate must be able to work periodic flexible hours.
  • The candidate must be able to travel by plane and automobile.
  • The candidate must be able to work at property locations within or near transitional neighborhoods.
  • The candidate must be able to climb stairs, use elevators, bend, squat, and reach overhead.
Responsibilities
  • Process initial, annual, and interim recertifications and calculate retroactive rent in accordance with Housing and Urban Development regulations and guidelines.
  • Calculate rents for annual and interim recertifications.
  • Identify households with income-reporting discrepancies and make rent adjustments.
  • Review applicant files and determine Section 8 eligibility.
  • Follow Low-Income Housing Tax Credit and Section 8 guidelines.
  • Notify residents of upcoming recertifications.
  • Schedule initial recertification interviews.
  • Prepare third-party verification forms.
  • Maintain residents' files and paperwork.
  • Review tenant ledgers for arrears.
  • Serve as the primary point of contact for overseeing compliance, responding to Housing and Urban Development concerns, and providing outreach to the property.
  • Review all resident files within the portfolio.
Desired Qualifications
  • Notary public experience or certification is preferred.
