Requirements
  • A bachelor's degree is required
  • 8 years of progressively responsible experience as a facilities management professional, including building systems function and diagnosis-cause analysis, contract administration, and project familiarity in a research-based or related environment
Responsibilities
  • Safely managing the operational demands for assigned facilities or properties in the Longwood Medical Area and oversee maintenance and operations and contract management services
  • Actively monitor building system performance, energy usage, appearance, and aesthetics, requiring walking and climbing
  • Perform cause analysis of building systems, implement corrective actions, and audit maintenance tasks for workmanship and completeness to identify systems/components in need of repair or replacement
  • Communicate with occupants and department coordinators to manage repairs/replacements of building systems/components, renovations, and planned and unplanned system shutdowns
  • Coordinate and ensure completeness of renovations by the Planning, Design, and Construction group
  • Participate in Facilities Group's long-range and strategic planning and assist in developing and tracking the zero-based annual operating budget
  • Develop and implement innovative processes and programs to reduce operating costs, improve efficiencies, and increase productivity
  • Monitor and manage contracted services, initiate purchase orders, monitor performance against scope, perform periodic bidding, and create change orders
  • Assist with implementing and managing new and existing maintenance service contracts (e.g., elevators, facilities maintenance, sterilization, pest management, wastewater management)
  • Review bids and invoices for detail and accuracy and monitor trend data and contractor performance indicators
  • Oversee building infrastructure services in accordance with HMS standard processes, procedures, goals, and values
  • Act as Emergency Response Organization member and be on-call 24/7 on rotating schedule to respond to campus and facilities emergencies

  • Experience managing multiple vendors and small capital/expense projects
  • Superior relationship management skills
  • Ability to function effectively in a fast-paced, demanding work environment
  • Computer proficiency with MS Office, Computerized Maintenance Management Systems, Building Automation Systems
  • Excellent interpersonal, communication and organizational skills
  • Demonstrated customer service skills supporting students, faculty, staff, and visitors from initial contact to resolution
  • Certified Facility Manager or Professional Licenses or Certifications is a plus
  • LEED Certification for Existing Buildings is a plus
