Responsibilities
  • Plan, direct, and coordinate assigned projects from commercial turnover through completion, including warranty management for offsite modular products.
  • Ensure project goals are achieved on time and within budget, personally or through subordinate supervisors.
  • Manage budgeting, cost control, projections, subcontracting, engineering management, and scheduling.
  • Administer contracts, buyout, documentation, meetings, billings, change conditions, labor productivity, cost control, and project closeout.
  • Provide leadership for assigned projects by collaborating with customers, architects, engineers, and other parties.
  • Develop detailed descriptions of jobs, labor, and materials required to complete offsite modular projects.
  • Manage the overall financial performance of assigned projects through continual cost control, management, and forecasting.
  • Manage and supervise day-to-day operations of multidisciplinary project teams, including coordination with Manufacturing and Engineering.
  • Initiate, review, and oversee project administration and documentation to avoid back charges and claims and protect RK Industries and customer interests.
  • Schedule and coordinate projects in logical steps and budget the time required to meet deadlines.
  • Oversee contract negotiations, revisions, and adherence by all parties.
  • Ensure contract agreements are secured, reviewed, processed, and executed promptly.
  • Initiate, monitor, and update project schedules.
  • Coordinate procurement of materials and equipment with Purchasing, emphasizing buyout plans that meet or improve established schedule dates and budget costs.
  • Negotiate, prepare, process, and execute subcontract agreements.
  • Ensure required submittals are reviewed, processed, approved, and tracked in maintained submittal logs.
  • Ensure required permits and licenses are obtained and posted.
  • Prepare and submit all required monthly project contract valuations accurately and on time.
  • Review, approve, and process subcontractor and supplier invoices.
  • Develop and maintain working relationships with owners, managers, designers, supervisors, tradespersons, and craft workers.
  • Develop, submit, and obtain approval of billing while maintaining an overbilled cash position where possible.
  • Proactively collect payments, progress billings, and retention receivables by their due dates.
  • Price, negotiate, and process change conditions and change-order work before work begins.
  • Attend monthly project-management meetings prepared to discuss assigned projects.
  • Comply with company safety and health practices and stop work when unsafe conditions are present.
