Requirements
  • A High School Diploma or GED is required; technical training certifications are a plus.
  • Three years of oversight experience for maintenance buildings and team members is required.
  • A valid driver's license, an insured vehicle, and the ability to travel between properties are required.
  • An EPA certification provided by the company must be obtained within six months of employment.
  • Ability to work periodic flexible hours is required.
  • Ability to travel by plane and automobile is required.
  • Ability to work at property locations within or near transitional neighborhoods is required.
  • Ability to climb stairs, take elevators, bend, squat, reach overhead, and meet standard mobility and lifting requirements for property maintenance is required.
  • On-call, after-hours emergency service is required, and on-call staff must live within a minimum distance of the community.
  • Compliance with OSHA regulations and health, safety, and environmental laws is required.
Responsibilities
  • Perform assigned administrative work each morning, including prescribed online training, reviewing company updates and executive messages, scheduling vendors, ordering parts, and participating in team meetings.
  • Ensure service requests and repairs are completed correctly and promptly using the company’s mobile maintenance application.
  • Lead maintenance staff and participate in diagnosing problems and replacing and repairing HVAC, electrical, plumbing, pool, carpentry, drywall, and appliance systems.
  • Paint and clean buildings, grounds, common areas, and vacant units according to company guidelines.
  • Oversee and complete the make-ready process, including pre-move-out inspections, creating maintenance punch lists, scheduling vendors and contractors, obtaining supplies and materials, completing maintenance tasks, and inspecting completed work.
  • Complete the monthly preventive maintenance process according to the Policy and Procedure Manual.
  • Prepare consistently for owner, federal, state, and local inspections.
  • Inspect grounds, buildings, and common areas for cleanliness.
  • Remove snow from sidewalks, entryways, and other common areas using company-approved equipment and supplies, and maintain the required records.
  • Assist the Property Manager in developing budgets for repair, maintenance, and capital expenses.
  • Maintain an organized, clean, and safe work area.
  • Comply with all standard operating procedures.
  • Communicate with residents, associates, vendors, and supervisors.
  • Participate in technical training programs to maintain and enhance maintenance skills.
  • Perform other tasks or duties assigned by the supervisor.
Desired Qualifications
  • EPA Certification 608 – Universal is preferred.
  • CAMT certification is preferred.
