Requirements
  • High school/GED or trade school diploma and a minimum of 3-5 years of full-time general maintenance experience, or an equivalent combination.
  • HVAC certification/EPA 608 certification (Core, Type I, II & III).
  • Certified Pool Operator (CPO), or intention to obtain it within six months.
  • Clear and effective communication skills.
  • Knowledge of key management and security systems.
  • Knowledge of safety procedures, a safety-conscious attitude, punctuality and dependability, ability to work under pressure of aggressive deadlines, and a flexible schedule to accommodate after-hours and weekend emergencies.
  • Valid driver’s license.
  • Demonstrated ability to access computer programs and use or learn basic computer operations related to position requirements, including Entrata, CMMS, Building Automation System, and Digital Control System.
  • Ability and willingness to travel when required.

Responsibilities
  • Demonstrate proficiency in Building Automation Systems, Entrata, and CMMS systems for timely logging of service requests and completed work.
  • Maintain the physical condition of the property according to company standard operating procedures, OSHA, and industry standards.
  • Perform physically demanding work to maintain the asset and other property features to minimize liability concerns.
  • Operate, monitor, diagnose, and perform preventive testing for major building systems, including chilled water systems with fan coil units, air handling units with outside condensers and rooftop units, stationary boilers, hot- and cold-water distribution systems, plumbing, pressure/pneumatic/storage tanks, variable frequency drives, pumps and motors, domestic hot water heaters, building automation systems, electrical distribution systems, switchgear and controls, generators, uninterruptible power supplies, elevators and lifts, parking-structure ventilation and drainage systems, entrance and exit gates, overhead doors, shingled and tarred roofs, TPO membrane roofing systems, EIFS, brick, vinyl and cementitious siding, ACP, curtain walls, and insulated glass units.
  • Operate, monitor, diagnose, and perform preventive testing for life-safety systems, including fire pumps, fire alarm monitoring panels, dry and wet sprinkler systems, visual and audible alarms, backflow preventers, smoke detectors, carbon monoxide sensors and alarms, fire extinguishers, emergency lighting, means of egress, and fire dampers.
  • Assist in creating emergency and disaster preparedness plans and protocols.
  • Maintain key-management protocols and security, unlock apartment doors, and accompany or escort vendors as needed.
  • Coordinate delivery and work schedules with vendors and contractors as approved by the Facilities Supervisor.
  • Coordinate maintenance objectives and daily assignments with the Supervisor.
  • Diagnose and perform routine maintenance and repairs in a timely and professional manner.
  • Complete all service requests daily.
  • Document work performed and parts used, including notes on work completed, supplies used, required follow-up, materials needed, date, and completion signature, and submit the documentation daily.
  • Promote positive public relations with residents, service staff, contractors, and management through professional interactions and resident trust.
  • Inspect vacated apartments, record necessary repairs and maintenance, and inform the Facilities Supervisor of needed services and repairs.
  • Perform basic appliance repair, general carpentry, plumbing and fixture repair, painting, and basic electrical and lighting work to prepare apartments on schedule.
  • Inspect interior common areas and the property's exterior, ensure daily upkeep of common areas according to company standards, and verify that light fixtures are operational.
  • Complete preventive maintenance tasks on equipment and operating systems to ensure warranty compliance and extend useful life.
  • Clean coils and condensers, lubricate equipment, maintain air filters, and perform minor repairs as assigned.
  • Clean repair locations and the maintenance shop, keeping work areas clean and safe.
  • Maintain parts and supply inventory as authorized.
  • Clean and organize workshops, storerooms, boiler rooms, and utility rooms.
  • Clean pools and adjust and maintain chemicals to proper levels when needed.
  • Pressure-wash sidewalks, buildings, pool decks, and similar areas.
  • Assist with snow removal at the property as required.
  • Assume responsibility for after-hours emergencies at the direction of the company supervisor or manager.
  • Complete training related to job duties as deemed necessary.
  • Travel periodically as required by the assigned property.

By Elizabeth Plum / Published: Sep 02 2026, 6:15 AM EDT The Scion Group and Ares Management have acquired a four-community, 2,316-bed student housing portfolio for approximately $435 million, buying the properties from Schenk+, a development and investment firm led by Jared Schenk that specializes in off-campus student housing. Three of the four communities were developed by Schenk+ directly; the fourth was acquired and repositioned by the firm. The portfolio sits at three schools: the University of Georgia in Athens, the University of Tennessee in Knoxville, and Texas State University in San Marcos. "Jared Schenk is one of the true pioneers of off-campus student housing, and he has built an incredible portfolio of high-quality communities," Scion CEO Robert Bronstein said in a statement. "This transaction provides a comprehensive exit for him and his investors." Inland Real Estate Investment's Nati Kiferbaum represented Schenk+ in the sale. It's the joint venture's second major student housing acquisition this year, following a $910 million, 12-property, 7,578-bed portfolio purchase from Harrison Street Asset Management in May that included properties at Arizona State, Auburn and the University of Florida. Each of the three universities in this new portfolio has spent recent years posting exactly the kind of enrollment growth that makes off-campus purpose-built student housing a compelling bet. The University of Tennessee, Knoxville opened this fall with enrollment expected to top 41,000 students for the first time in university history, after receiving more than 74,000 total applications and welcoming over 9,300 new first-year and transfer students. That's up from just over 30,000 in 2020, growth of more than 30% in six years. UT's own system is targeting 85,000 total students by 2030, and the Knoxville campus specifically has a goal of 55,000. The university has been building new residence halls to keep pace, but Knoxville's enrollment growth has consistently outrun campus construction, a gap that's been a central driver of demand for private, off-campus student housing operators in the market. Texas State University posted even sharper growth in percentage terms. Preliminary Fall 2025 enrollment jumped 10% year over year, from 40,613 students to 44,596, part of a systemwide push toward Chancellor Brian McCall's stated goal of enrolling 100,000 students across the Texas State University System by Fall 2026. Texas State is the system's largest member institution and the primary driver of that growth. The University of Georgia's growth has been steadier but no less persistent. UGA opened this fall with a freshman class of roughly 6,250, one of four consecutive years the incoming class has topped 6,000, out of an applicant pool of more than 48,000. The university has spent more than $133 million on new campus facilities ahead of this fall alone, including a new 565-bed freshman residence hall and a new dining and wellness center, additions the school's own housing office describes as necessary to keep pace with a growing campus population. Even with that investment, UGA's on-campus housing office has continued directing students toward off-campus options as demand outstrips available dorm space, precisely the gap purpose-built student housing operators like Scion are positioned to fill. That enrollment backdrop is the investment thesis in fairly plain terms. Bronstein described the broader strategy behind Scion and Ares's recent run of portfolio acquisitions in a June interview with Commercial Observer: "We have found there to be a lot of value in acquiring portfolios. It's efficient for our capital. It's efficient for sellers. There's a pricing power as the buyer and showing up and buying whole portfolios. So it's an efficient way to grow." Buying already-stabilized, already-leased communities at large public universities with documented, multi-year enrollment growth and persistent on-campus housing shortfalls gives Scion and Ares a lower-risk way to scale than ground-up development, betting on demand that's already proven out in each school's own enrollment data rather than projecting future growth from scratch. The pattern across both of the joint venture's 2026 acquisitions, this $435 million Southeast-and-Texas portfolio and May's $910 million, 12-university deal, points to a consistent targeting strategy: large public flagship and system universities with enrollment trajectories that have outpaced their own on-campus housing construction for years running. UT Knoxville, Texas State and UGA all fit that profile precisely, three schools where the underlying demand driver for off-campus student housing isn't a bet on future growth so much as a bet on a growth trend that's already been running, and setting records, for most of the past decade. The Scion Group has secured $555.6 million in financing for a 14-property student housing portfolio totaling 4,295 units and 10,454 beds across nine states. Walker & Dunlop arranged the transaction on behalf of Scion. The assets are located in Arizona, Alabama, California, Colorado, Florida, Georgia, Louisiana, North Carolina and Texas. The company secured a floating-rate, interest-only loan through an existing Fannie Mae credit facility. One property included in the portfolio was Lark Central Florida in Orlando, Fla., according to Yardi Matrix. The, 416-unit, 995-bed community serves students attending the University of Central Florida. The Scion Group owns the property along with CPP Investment Board and GIC, Yardi Matrix shows. The financing closed within one of Scion's four Fannie Mae credit facilities, all of which were originated by Walker & Dunlop. For this most recent deal and the 2024 transaction, Walker & Dunlop's Capital Markets Real Estate Finance team of Colin Coleman, Brendan Coleman and Will Baker arranged the financing. Scion's recent expansion activity. Scion is one of the largest owners and operators of student housing communities across the globe with 190 communities and 118,000 beds under management. This past May, the company formed a joint venture with an Ares Real Estate fund to acquire a 12-property portfolio with 7,578 beds.
