Requirements
  • A bachelor's degree in construction management or engineering, or applicable trade or superintendent experience.
  • Seven to ten years of experience working in the design or construction of projects.
  • Experience in laboratory, semiconductor, data center, or critical facility construction.
  • Proficiency using Microsoft Word, Excel, PowerPoint, and Project.
  • Strong written and oral communication skills to exchange information with senior management, service providers, workers, and contractors.
  • The candidate must work on the job site five days per week from 6:30 a.m. to 3:30 p.m.
Responsibilities
  • Provide owner representation during the tenant fit-out of multiple buildings on a data center campus.
  • Oversee field safety and conduct daily safety reviews and inspections with the construction manager.
  • Track and manage the day-to-day construction schedule, including critical path method schedule reviews and detailed planning meetings.
  • Coordinate the base-build general contractor and fit-out general contractor.
  • Coordinate methods of procedure, notifications, deliveries, site logistics, commissioning, submittals, requests for information, and procurement logs.
  • Oversee quality assurance and quality control, including daily reviews and inspections with the construction manager and ensuring the general contractor executes the project-specific quality assurance and quality control plan.
  • Review plans and specifications and understand design intent and scope.
  • Manage tenant fit-out activities in a fast-paced schedule environment.
  • Manage existing-building retrofit work, including added computer room air handlers, power and cooling, and power quality monitoring retrofits.
  • Track owner-furnished, contractor-installed equipment and manage its schedule, inspection, receiving, and installation process.
  • Manage owner and direct-vendor schedules, including information technology, roofing consultants, geotechnical consultants, and third-party inspectors.
  • Manage customer fit-out schedules and phase-turnover alignment between base-build and tenant work.
  • Review the construction manager's monthly forecast and provide accurate weekly progress reporting.
  • Review and support guaranteed maximum price buyouts, analyze buyout details, and own recommendations.
  • Provide value engineering recommendations with analysis and identify proactive cost-avoidance and cost-reduction opportunities.
  • Review and approve change orders, including cost approval and process flow.
  • Review monthly pay applications and process cost documents.
  • Manage and attend weekly owner-architect-contractor meetings and prepare meeting minutes.
  • Provide weekly project reporting.
  • Manage the project closeout process, including financial closeout, operations and maintenance documentation, punch lists, and operations handover.
  • Manage design coordination after initial design completion.
  • Coordinate customer fit-out design package integration with the base-build design.
  • Validate design costs and process changes.
  • Manage the construction administration process.
  • Manage and communicate the overall permit process.
  • Manage authority-having-jurisdiction inspections and the certificate-of-occupancy process.
