Responsibilities
  • Lead the creation of short- and long-term asset strategies with the Leasing and Operations/Property Management teams to maximize asset value and optimize customer satisfaction.
  • Address mid-level portfolio issues through measured, data-driven, independent decision-making and communicate high-level issues and recommended solutions to the Senior Managing Director of Asset Management.
  • Develop an understanding of asset performance compared with the competitive set, evaluate real estate and capital-market trends, and provide data-supported performance evaluations to Asset Management leadership.
  • Understand current value and projected future performance for each asset in the context of investor goals and objectives, and review analyses to make hold-or-sell recommendations to Asset Management leadership.
  • Create periodic property valuation analyses for each asset supported by market analysis; review leasing objectives, operating and financial budgets, project plans, and annual plans; and provide feedback to support property valuation.
  • Establish clear goals for onsite property-management teams to improve asset performance.
  • Monitor property operating and financial performance, discuss material variances with Associates and Analysts, determine key drivers, and identify potential ways to mitigate unfavorable performance variances.
  • Create monthly, quarterly, and annual property reports for Owners, Partners, Investors, and Lenders, and raise potential concerns to the Senior Managing Director of Asset Management.
  • Collaborate with Development, Accounting, and Property Management teams to transition assets from development to operations.
  • Seek guidance and decision-making support from Development teams on critical asset decisions.
  • Solve mid-level asset issues with a sound, creative approach to problem-solving.
  • Ensure partnership and loan-document requirements are satisfied and encourage Leasing and Property Management teams to take measured risks that deliver distinguished returns.
  • Manage leasing activity for designated assets, including leasing-agent selection and management, commercial lease analyses, proposal drafting, negotiation of economic and legal terms, collaboration with legal counsel on lease documents, and review and approval of applicable authorizations and lease documents before ownership execution.
  • Conduct due diligence and assist in closing new business pursuits, and collaborate with business-generation colleagues in the geographic market.
  • Serve as an expert resource across the Americas Asset Management platform when acting as a product-type specialist.
  • Mentor and train Analysts and Associates in Hines culture and best practices.
  • Motivate property-management teams through servant leadership.
  • Mentor and coach Analysts and Associates to develop their understanding of Hines and Asset Management best practices.
  • Manage organizational and strategic change as an effective teammate.
  • Analyze Americas-wide reporting packages covering historical, current, and projected operating and financial performance.
  • Activate creative measures at the asset level with management services, leasing, and other disciplines to grow Net Operating Income.

Investec Bank has provided a senior development loan to Hines and Chancerygate to fund a 166,500 sq ft speculative urban logistics development in Oldham. The Aurora Park urban logistics scheme at Broadway Green will comprise 18 leasehold units ranging from 4,700 sq ft to 20,500 sq ft, with a projected gross development value of around £39m. The project will be developed by a joint venture between Hines and Chancerygate, with Chancerygate acting as development manager. Tom Griffiths, originator, corporate real estate finance at Investec, said: "This latest facility demonstrates Investec's ability to support Hines and Chancerygate across multiple projects and capital requirements, providing funding that helps maintain momentum from acquisition through development and stabilisation. "For Oldham, Investec's understanding of sponsor priorities and delivery considerations enabled a pragmatic structure that supports efficient execution of a scheme designed to meet strong regional demand for well-located industrial space." Chancerygate chief financial officer Ryan Craig added: "Investec's deep sector knowledge and ability to execute reliably continues to add value across the development pipeline. "Their approach to structuring finance is aligned with delivery realities and this facility supports the timely delivery of a scheme that responds to sustained demand for high specification, energy-efficient urban logistics accommodation in Greater Manchester." Over the past two years, Investec has provided Hines with investment and development facilities for UK industrial and logistics projects totalling just under £300m in gross development value (GDV). March 17, 2026 at 05:00 am Property Writer Burstone CEO Andrew Wooler says the group's recent joint venture (JV) with Hines, acting on behalf of Hines European Real Estate Partners (Herep) 3, is a deliberate move to shift from a traditional property owner to a global real estate player with stronger funds and asset management capabilities. The partnership focuses on a pan-European portfolio of light industrial assets. Burstone is contributing 20% of the equity and will take responsibility for investment and asset management, leveraging Hines' established European industrial platform, which had a gross asset value of more than €5bn (about R96bn) as of December 2025. So far, the JV has deployed more than R760m to acquire six off-market assets in Germany and the Netherlands, covering roughly 49,000m[2] and 90% occupied by logistics and wholesale tenants. A phased capex programme is planned to reposition these properties and boost rental growth, laying the groundwork for the JV's next phase of expansion. "Germany and the Netherlands have mature industrial and logistics markets, well connected by road, air and rail, with major distribution hubs. Their logistics and light industrial sectors are deep, efficient and highly liquid," Wooler said. With these initial acquisitions secured, the JV will focus on Germany and the Netherlands, strategically targeting prime commercial locations near major urban centres, building on its strong track record of operating profitably in these markets, he said. Wooler said since peaking in mid-2022, the light industrial market has materially repriced and remains fragmented at many core Continental European locations. Much of the stock is underloved and undermanaged, presenting a compelling opportunity to unlock value through its asset management approach. "We focus on identifying underpriced or underperforming assets where value can be added through targeted management initiatives - whether addressing vacancy, low rents or outdated tenant mixes. Strong tenant relationships are key, and we aim to deliver positive ESG [environmental, social, governance] outcomes alongside value creation on all capital deployed," he said. The joint venture has already identified several near-term investment opportunities to drive further portfolio growth and capital deployment. "The JV has a pipeline of significant value in pan-European light industrial assets. With our first tranche of assets being notarised this week, we are continuing to build our pipeline to facilitate the level of portfolio deployment," Wooler said. Herep is a series of closed-ended, discretionary funds focused on high-conviction, thematic investments in prime European markets. Herep 3, completed its final closing in November 2023 with more than €1.6bn in equity. Burstone sold an 80% stake in its Pan-European Logistics (PEL) platform and formed a strategic partnership with Blackstone in 2024, while retaining a 20% co-investment and continuing to manage the portfolio.
