Requirements
  • Superior tertiary qualifications in property, finance, business, or a related discipline.

Responsibilities
  • Work with the investment teams to fully understand the position of each asset in its respective market from a leasing and investment perspective and underlying factors which may influence it, such as governmental initiatives, public infrastructure etc.
  • Oversee the management of the assets so the BTR/Residential portfolio is strategically positioned and value adding.
  • Preparation of annual budgets and reporting on performance against targets
  • Build strategic internal and external partnerships and relationships outside and within the organisation to create opportunities and collaboratively execute business strategies.
  • Management of contractor performance in accordance with the contract, brand and operational guidelines and service level expectations and set performance criteria.
  • Close the loop on any learnings so the BTR design and operating standards are up to date and consistent across the assets.
  • Ensure the property management and resident engagement technology and systems implement deliver seamless integration, effective reporting and transparency across financial reporting, property management accounting, lead tracking, leasing, resident engagement, and experience.
  • Contributing to the strategic evaluation of any new value add opportunities.
  • Work closely with the appointed leasing team on the execution of the leasing strategy and co-ordinate the leasing meetings for assets.
  • Performing property site inspections to ensure compliance with any outsource property management agreement.
  • Oversee the site mobilisation leading up to practical completion of relevant sites.
  • With the Victorian Senior Residential Manager, undertake annual performance reviews of key contractors and providers.
  • Working closely with development teams and any external consultants to contribute to the effective delivery of the projects and operational plans through to management of commissioning.
  • Execute the “BTR Brand” Strategy by working closely with the marketing team and any outsource provider undertaking any Property Management, Leasing or ancillary services.
  • Ensure any outsourced provider works to the “BTR Brand” Guidelines.
  • Be one of the faces of the “BTR brand” to the BTR market and across relevant Industry bodies (PCA)
  • Approve the annual Resident Engagement Plans for each asset.
  • Oversee the annual property budgeting process.
  • Achieve/exceed budgeted financial outcomes for BTR assets.
  • Ensure up to date market rent analysis/benchmarking is regularly undertaken and informs leasing outcomes at the assets.
  • Collaborate to ensure data and insights from BTR operations is available, easy to understand, report on and apply.
  • Identify and co-ordinate the instigation of ancillary revenue streams.
  • Maintain and further develop external partnerships with key stakeholders.
  • Collaborate with the on-site management team to design and implement resident retention strategies.
  • Conduct regular site visits to ensure all properties are operating efficiently and under company policies and procedures and in line with any outsource provider agreement.
  • Represent the business in Industry forums and with other key external stakeholders.
  • Support and implement where possible ESG requirements for each asset in line approved ESG Framework.
  • Meet the legal and regulatory obligations of the Trustee and Manager of the respective Funds and Joint Venture agreements.
  • Adhere to the policy and procedures of the organisation and contribute to a positive culture within Barings and with its partners and investors.

Barings backs StepStone's $3.1B secondaries vehicle in largest market transaction to date

Carey Olsen's Cayman Islands finance team has advised Barings Portfolio Finance and other senior investors on the rated note feeder financing of StepStone Group's $3.1 billion structured solutions vehicle. The transaction closed on 31 March 2026. According to StepStone, the deal is the largest of its kind to date. The vehicle enables institutional investors to access the firm's secondaries platform through a flexible, capital-efficient solution. Ares Management Alternative Credit funds agreed to serve as primary capital provider, whilst Barings provided a substantial portion of the rated financing. Citi acted as structuring and placement agent. The Carey Olsen team comprised partner Dylan Wiltermuth and associate Catriona Severns, working alongside onshore counsel Cadwalader, Wickersham and Taft.

Barings and Homestead Capital launch $300m farmland investment partnership

Barings and Homestead Capital USA have launched a $300 million asset-based finance investment partnership to expand loan origination in the US agricultural credit market. The arrangement will broaden Barings' access to agricultural investment opportunities whilst allowing Homestead to grow its loan portfolio. San Francisco-based Homestead manages $1.6 billion in credit and equity assets, providing capital solutions to farmers and agribusinesses. The partnership will extend coverage to regions including the Delta, Midwest, Mountain West, Pacific Northwest and Southwest, spanning commodity markets from row crops to permanent plantings. Homestead co-chief executive Gabe Santos said the firm has been building its credit capability for years. Managing director Burak Cetin said the partnership expands Barings' asset-based origination network into US agricultural markets.

Barings commits up to $180M to launch specialty insurer Pinion Insurance

Barings has announced a preferred equity commitment of up to $180 million to support the launch of Pinion Insurance, a specialty insurance carrier. Pinion will provide insurance capacity for Managing General Agents across the US, UK and Europe, offering underwriting performance insights through proprietary technology. The investment comes through Barings' Capital Solutions platform, which invests across the capital structure. Michael Searles, Head of North America for Barings Capital Solutions, said the investment aligns with their approach to investing in specialty origination engines delivering diversified returns. Pinion's management team includes co-founders Neil McConachie as Group Chief Executive Officer, Philip Vandonick as Group Chief Underwriting Officer, and Laura Baird as Group Chief Technology Officer. The transaction builds on Barings' five-year track record in Property & Casualty insurance investing.
