Requirements
  • Bachelor's Degree with preference for fields such as construction management, engineering (electrical or mechanical), or related technical discipline
  • 10+ years of experience in construction delivery of data centers or similar mission-critical facilities
  • 5+ experience managing large-scale, ground-up construction projects, including deep knowledge of data center infrastructure, Mechanical, Electrical and Plumbing (MEP) systems, power generation, and cooling technologies
  • 3+ years in a senior or leadership role managing similar deliverables of this role, including construction labor management and community engagement
Responsibilities
  • Construction Tooling and Product Management: Own full implementation of Web-Based Construction Project Management Tools (like Procore, etc.) to support our global operations. Engage with partner teams as needed on all implementation efforts, including integration with other tools used within Fleet and companies under Tract Capital Management. Establish troubleshooting processes, vendor customer service platforms, as necessary. Manage implementation of system and user interface updates/upgrades.
  • Data Governance and Document Management: Working in partnership with Global and Regional Engineering, Procurement and Construction functions on data governance process, ensuring compliance with Fleet’s policies, and support management of Fleet issued documents between Fleet and its contracted Construction Vendors.
  • Construction Portfolio Management: Develop and track Construction Objectives and Key Results (OKR)s: Manage internal and external facing metrics, Key Performance Indicators (KPIs) and performance of projects’ influencing factors focused on safety, schedule, quality, and budget/costs. Developing and executing a long-term strategy to meet business needs for the entire lifecycle of data center construction, from initial design and budgeting to final commissioning and handover. This includes monitoring the delivery performance of general contractors, vendors and internal teams to ensure projects are delivered on time, within budget, and to the highest quality standards. Develop tactical plans to improve in line with strategic objectives. Assess and track performance to successfully reach goals of predictable and on-time delivery of capacity to meet the Customer Need Date.
  • Construction Resource Planning: Monitor current and long-range views on our builds and use this data on relative planning of resources to include Full-time employees (FTEs) and General Contractors (GCs). Engagement with Procurement and Supply Chain on strategic GC resource planning. This includes an understanding of permit and power availability to ensure effective construction mobilization timeline and Integrated Systems Test (IST) delivery. Ensure that the projects have all the resources required to meet their objectives within agreed financial parameters.
  • Team Leadership: Leading and mentoring a diverse team of project managers, engineers, technicians, and other construction and operations professionals. Supports regional construction leads with effective onboarding of the new employees. Lead and motivate staff to achieve organizational objectives. Empowering Construction team with the leadership and resources needed to successfully complete delivery initiatives.
  • Construction Vendor Performance Management: Stand up a global program to track GC and Construction Vendor performance. Create metrics, scorecards and reports for leadership review. Host annual GC Performance Summits to review reports with GCs and Vendors. Engage with Procurement and Supply Chain teams on tracking data for metrics.
  • Risk Management: Collaborating on assessment and mitigation of risks to the business through Global Construction delivery execution strategy decisions in close collaboration with the Global Engineering Procurement and Construction functions.
  • Operational Excellence: The Director implements and oversees construction's operational policies, procedures, and best practices. Track and drive the team for construction operational consistency across the region. Develop and implement strategic plans to optimize project delivery, resource allocation, and operational efficiency across the portfolio. Foster a culture of accountability, collaboration, and continuous improvement.
  • Construction Labor Management: Stand up a global labor management program to track current and long-range conditions on data center construction-focused crew/labor availability in the markets where Fleet is building/plans to build. Establish contracts with 3rd party labor consultants as needed to obtain most current market reports on key trades such as GCs, Electricians, Pipefitters, Plumbers, Mechanics, Carpenters, etc. Support relationship building efforts with local union.
  • Community Engagement: Be Construction team’s global liaison in supporting Fleet’s Community Engagement Managers with community engagement in the neighborhoods and communities we build in. This includes supporting communication and outreach, managing stakeholder relationships, issue management, local non-profits and business associations, including collaboration on any corporate social responsibility initiatives.

The company is the data center development arm of U.S.-based major firm Tract. The companies this week announced the pricing of $3.8 billion aggregate principal amount of 5.875 percent senior secured notes due in 2031. Moreover, the proceeds are expected to be used to finance a portion of the development and construction of the center. The scope entails a 230MW utility capacity (200MW critical IT) turnkey data center and electrical substation. The data center will be located on a 252-acre property in Storey County, Nevada. However, the officials owners of the data center facility have noted yet been disclosed. Nonetheless, there are leads towards who the project's owner may be. The project has been 100 percent leased to an unnamed "AA- investment grade rated tenant with a market cap in excess of $3 trillion" on a 197-month (16.4-year) 'triple net' (NNN) lease. Another data center owner that had been mystic until recently is Amazon who were recently purported to be behind a data center campus in Washington. Outlook on the Nevada Data Center campus in Reno. Despite not knowing the official owners of the Nevada data center campus, companies with a market cap above $3 trillion are few. Only Nvidia, Apple, and Google parent Alphabet currently above that threshold. While the companies have not specified the tenant, reports surfaced last week suggesting that Nvidia was the company set to lease the development. "This transaction sets a new benchmark for the data center sector - the highest-rated, largest issuance, highest loan-to-cost, and tightest pricing for any single data center high-yield bond project financing to date," Fleet noted. Founded by former Cologix CEO Grant van Rooyen, Tract first announced plans to develop a property in Storey County, Nevada, in October 2023. Tract aims to develop 'master-planned' data center parks, getting sites zoned, powered, and shovel-ready for other companies to develop data centers on. Fleet Data Centers has priced $3.8 billion of 5.875% senior secured notes due in 2031 to finance a 230-megawatt data centre facility in Storey County, Nevada. The notes were sold through a private offering to qualified institutional buyers. The company, a portfolio firm of Tract Capital, will use the proceeds to develop a turnkey data centre on a 252-acre property. The project is 100% leased to an AA- rated tenant with over $3 trillion market capitalisation under a 197-month triple-net lease. The notes will pay interest semi-annually and include amortisation payments of 2.5% of the original principal amount. They are secured by first-priority liens on substantially all issuer assets. The offering is expected to close on 24 February 2026.
