Vistry Group is a UK housebuilder that operates through two main areas: Housebuilding and Partnerships. It develops and sells homes and entire communities, and increasingly focuses on its Partnerships division to deliver affordable, mixed-tenure housing in collaboration with other organizations. Its homes are sold under brands such as Bovis Homes, Linden Homes, and Countryside Homes. The partnerships model allows Vistry to work with housing associations and private buyers to create affordable, sustainable neighborhoods. Unlike some builders that rely mainly on selling privately, Vistry emphasizes collaboration and scale in the affordable housing market via its partnerships arm, which is positioned as a lower-risk, high-growth part of the business. The company's goal is to be a leading player in the UK's affordable housing sector by delivering sustainable homes and communities through partnership-led development.

Vistry, the UK's leading provider of mixed-tenure homes, has joined forces with housing association Citizen, to deliver 60 much-needed affordable family homes in Oldbury, marking a significant step forward in addressing local housing needs. The development, located on Titford Road, will transform a previously vacant site into a vibrant new community, offering a mix of two-, three-, and four-bedroom homes. The project is designed to provide high-quality, affordable housing for families in the area, supporting Sandwell Council's ambitions for sustainable growth and regeneration. Michael Moore, Managing Director of Vistry North West Midlands, said: "We are thrilled to be working in partnership with Citizen on this development which will not only meet the housing needs of the community but will protect wildlife and ecology whilst bringing investment for services into the area. "We're excited to be a part of Oldbury's growth and to be entrusted with the build of these much-needed affordable homes which will help meet the significant housing shortage in the area and create a thriving and sustainable community." Nick Byrne, Executive Director of Development at Citizen, said: "We're excited to be working with Vistry on another development in the West Midlands which will provide 60 affordable homes. "Our plans for the Titford Road site will transform a vacant area and bring it back into use by building affordable homes for people on the housing lists. "We're committed to building homes that meet the needs of our communities, and we look forward to seeing work start on this site soon." The scheme, which received planning permission in April 2025, has been developed in line with Natural England guidance, ensuring ecological protection and enhancement. Key features include the retention and improvement of the site's watercourse, the creation of green buffer zones with native planting, and the introduction of new public green spaces, supporting Sandwell Council's goals for sustainable placemaking. The partnership between Vistry and Citizen is expected to bring wider economic benefits to the region, including job creation and investment in local services.

Vistry Group and Abri purchase Kingsgrove land in wantage to build 129 mixed-tenure homes

Vistry Group and Abri purchase Kingsgrove land in wantage to build 129 mixed-tenure homes. Vistry Group confirmed the purchase of a new land lot at Kingsgrove in Wantage, Oxfordshire, which would result in the construction of 129 new homes, as part of a deliberate effort to improve the provision of affordable housing in the area. The project is a significant step forward for Vistry's partner-led delivery strategy and demonstrates the company's dedication to collaborating closely with registered providers to meet housing needs throughout the United Kingdom. Under the agreed structure, Vistry has partnered with housing provider Abri to forward sell the homes, with the entire scheme being delivered as 100% affordable housing. Abri will fund the development through a combination of its own investment and grant support secured via its Strategic Partnership with Homes England, the government's housing and regeneration agency. This approach enables long-term affordability while ensuring delivery certainty and quality. The Kingsgrove scheme builds on an established and successful relationship between Vistry and Abri. The two organisations have already worked together to deliver several hundred homes across the South of England, creating a track record of collaboration focused on high-quality, sustainable, and community-led residential development. This latest project further strengthens that partnership and aligns with both organisations' strategic priorities. Planning progress is already well advanced. The site received Reserved Matters consent in December 2025, clearing the way for construction to begin. Works are expected to start in spring, allowing homes to be delivered at pace to meet ongoing demand for affordable housing in Wantage and the wider Oxfordshire area. A key feature of the development is the use of modern methods of construction (MMC). All 129 homes will be built using timber frame systems manufactured by Vistry Works, the Group's in-house manufacturing arm. By using offsite manufacturing techniques, Vistry aims to accelerate build times, improve quality consistency, and reduce environmental impact. Timber-frame construction also supports lower embodied carbon compared with traditional building methods, aligning with wider sustainability goals across the housing sector. Supriya Ray, Regional Managing Director of Vistry Cotswolds, said, "The Kingsgrove development demonstrates the strength of the Group's partnership approach." She highlighted, "Delivering the scheme as a fully affordable development will make a meaningful contribution to local housing needs, while the use of Vistry Works showcases how the Group integrates manufacturing and development expertise to deliver homes efficiently and sustainably." Ross Heriot, Senior Land Manager at Abri, noted, "The partnership with Vistry continues to deliver tangible results for communities." He described the Kingsgrove phase as a strong example of what can be achieved through collaboration with trusted development partners. He also pointed to Abri's upcoming corporate strategy for 2026 - 2031, describing the project as an important step in building momentum ahead of a wider programme of affordable and sustainable housing delivery. As pressure on affordable housing supply continues across the UK, developments such as Kingsgrove highlight how mixed-tenure specialists, housing associations, and public funding bodies can work together to deliver high-quality homes at scale. With construction set to begin shortly, the Wantage scheme is expected to play a vital role in meeting local housing demand while supporting long-term community growth. Abri and Vistry to deliver 129 affordable homes in Wantage

Abri and Vistry to deliver 129 affordable homes in Wantage. Vistry, the UK's leading provider of mixed-tenure homes, has secured a new land parcel at Kingsgrove in Wantage that will deliver 129 homes. In line with the Group's partner delivery model, Vistry has partnered with large housing provider Abri, to forward sell the homes which will then be delivered in 100% affordable tenures. To achieve this, Abri will combine its own investment with grant funding from its Strategic Partnership with Homes England, the government's housing and regeneration agency. The scheme marks another occasion where Abri and Vistry are working in partnership, having already successfully delivered many hundreds of homes across the South of England. The site benefits from Reserved Matters consent obtained in December 2025. Construction work is expected to begin this spring. All of the homes will be constructed using timber frames sourced from Vistry Works, the Group's manufacturing arm that utilises modern methods of construction to deliver homes faster. "Our partnership with Vistry has already delivered hundreds of high-quality homes, and this latest phase at Kingsgrove is another great example of what we can achieve together. Working with trusted partners like Vistry enables us to make a real difference for communities, helping more people access sustainable and affordable homes. We're excited to build on this momentum in 2026 with the rollout of Abri's bold and ambitious new corporate strategy for 2026 - 2031." Supriya Ray, Regional Managing Director of Vistry Cotswolds, said: "We're delighted to be strengthening our partnership with Abri through this latest phase at Kingsgrove. Delivering the site as a fully affordable development will have a significant impact on the area's affordable housing supply, whilst we're also utilising Vistry Works to deliver the homes quickly and sustainably, maximising the strengths of the Group."

Vistry Group signs an agreement with Platform for a bunch of fresh, affordable homes

Vistry Group signs an agreement with Platform for a bunch of fresh, affordable homes. With the formalisation of an integral collaboration between Vistry Group and Platform Housing Group, the East Midlands housing market is about to undergo a huge transformation. By constructing 213 affordable houses at the Boulton Moor site in Derby, its partnership represents a vital step towards resolving the regional housing issue. This contract isn't just a win for the developers; it is a cornerstone of a larger vision for the city's growth. The 213 units represent a significant portion of the 526 properties planned for the 47-acre site, blending essential affordable housing with Private Rental Sector (PRS) options and traditional open-market sales. The Boulton Moor development is designed to move away from the "mono-tenure" estates of the past. By integrating different types of ownership and rental models into a single community, the project aims to foster social cohesion and economic resilience. Affordable housing: 213 units managed by Platform to support local families. Private Rental Sector (PRS): High-quality rental options for a mobile workforce. Open market sales: Properties for those looking to buy through traditional routes. Community infrastructure: A dedicated playground and extensive green spaces to ensure a family-friendly environment. This project serves as Phase 3 of Derby's Strategic Urban Extension (SUE). Once fully realised, the SUE will transform the outskirts of Derby into a massive 2,600-home "sustainable village." Unlike traditional "dormitory" suburbs, this extension is being built with a "live-work-play" philosophy. The completed village is set to include: * Two new primary schools and secondary education facilities. * A district center featuring retail shops and local businesses. * Comprehensive healthcare via a new care home. * A dedicated transport mobility hub to encourage public transit. * Modern sustainability features include a network of electric vehicle (EV) charging stations. Leadership from both organisations stressed that this partnership is about more than just "units on a map." Dave Bradley, Managing Director of Vistry North Midlands, highlighted the milestone: "This contract with Platform marks a major milestone in our commitment to delivering high-quality, affordable homes in Derby. We are proud to be working with Platform Homes to bring forward a blend of affordable, PRS, and private homes, designed to meet the needs of the local community and support the city's growth." Kate Ellison, Director of Growth and Innovation at Platform, echoed this sentiment, focusing on the scale of impact: "Platform is committed to being a leading delivery partner across the Midlands, and schemes like Boulton Moor show the scale at which we can help bring forward high-quality, affordable places for people to call home. Working with Vistry allows us to accelerate much-needed housing in the area and contribute to a well-designed place that will serve the community for generations." With planning permission secured in May 2025, the project is moving into the final stages of pre-construction preparation. Heavy machinery is expected to arrive on-site in early 2026. The timing is critical for the UK housing market. As interest rates begin to stabilise and the government continues its push for 1.5 million new homes over the next five years, large-scale projects like Boulton Moor provide a blueprint for how developers can work with housing associations to deliver at pace. Vistry's "Partnerships" model, which pre-sells a significant portion of homes to organizations like Platform, allows for faster construction starts and reduced risk compared to traditional speculative building. The Boulton Moor project also reflects a growing trend toward "future-proofed" housing. By incorporating EV infrastructure and a transport hub from the outset, the development addresses the evolving lifestyles of 2026 residents. Furthermore, the integration of extensive public open spaces and play areas ensures that, as the population grows, the "liveability" of the area remains a top priority.
