Requirements
  • A high school diploma or equivalent is required.
  • At least 2 years of maintenance supervisory experience is required; multifamily industry experience is preferred.
  • EPA Type II certification is required; Certified Pool Operator certification is preferred.
  • Must live within 30 miles of the assigned property.
  • Must have a valid driver's license and current automobile insurance and furnish a reliable personal vehicle for job functions.
  • Must hold other licenses and certifications required by local, state, or federal law.
  • Must provide basic hand tools.
  • Must be able to use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • Must be able to diagnose and repair major appliances, HVAC systems, intermediate plumbing, intermediate electrical systems where no license is required, sheetrock, general carpentry, pools when required, roofs and gutters, painting, irrigation systems, landscaping, fountains, foundations and sidewalks, ice and snow removal equipment, golf carts, and small engines.
  • Must be able to transport or move up to 50 pounds over variable distances.
  • Must be able to use ladders to access heights exceeding eight to nine feet.
  • Must be able to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
  • Must be able to perform general maintenance repairs safely and without endangering themselves, residents, or fellow employees.
  • Must frequently bend and stoop to access necessary equipment and machinery.
Responsibilities
  • Perform hands-on repairs and maintenance work for 60–70% of the role and supervise associates, outside contractors, and general management functions for the remaining time.
  • Assist the Property Manager in managing the customer service program by adhering to service standards.
  • Prioritize and assign service requests to the maintenance team, monitor daily completion, follow up on outstanding items, and assist with requests as needed.
  • Inspect grounds, buildings, and community features daily to minimize liability concerns and maintain curb appeal.
  • Maintain a preventative maintenance program to extend asset life and minimize future repairs.
  • Identify and implement energy-saving conservation measures.
  • Manage maintenance supply inventory within budget guidelines.
  • Maintain an organized and stocked maintenance shop in accordance with safety standards and OSHA guidelines.
  • Maintain the hazard communications program and teach and promote safe work practices.
  • Participate in monthly unit inspections as required.
  • Assist residents with move-in and move-out processes.
  • Manage the key control program according to company policy.
  • Schedule and direct workers performing maintenance and repairs for unit turns within budget guidelines.
  • Supervise vendors and contractors throughout the unit-turn process.
  • Supervise the maintenance team in preparing vacant units for marketing, including restoration and cleaning.
  • Direct workers performing scheduled equipment maintenance according to manufacturer recommendations and operating manuals.
  • Address resident and employee concerns and resolve issues promptly and professionally.
  • Assist with upkeep and cleaning of offices, common areas, and model units while maintaining accurate records.
  • Work with the National Facilities Director to obtain bids for capital improvements.
  • Work with the Property Manager to maximize property performance within budget guidelines.
