Namdar Group secures $180 million refinancing for Jersey City project.

Namdar Group secures $180 million refinancing for Jersey City project. The Namdar Group secured $180 million in debt from Affinius Capital for its project at 35 Cottage Street in the Journal Square neighborhood of Jersey City, according to a July 7 report. The company previously received a $152 million loan for the same development. The new refinancing will support the construction of a 27-story, 564-unit luxury multifamily property located near the local PATH station. The building will feature units ranging from studios to three-bedroom layouts and include commercial space designated for a Chabad synagogue, a preschool, and a party hall. A construction timeline was not disclosed following this latest financing; however, earlier reports indicated completion could be near the beginning of 2027. A Walker & Dunlop team comprising Aaron Appel, Jonathan Schwartz, and Adam Schwartz arranged the floating-rate, interest-only bridge loan. The Namdar Group remains one of Jersey City's most active builders, particularly in Journal Square. In August, Tyko Capital provided $358 million in construction financing for Namdar's projects at 29 Van Reipen Avenue and 612 Pavonia Avenue. These developments are set to offer a combined total of 1,126 units. Earlier this year, Hudson Bay Capital Management provided $335 million to refinance three multifamily buildings by Namdar Group within Journal Square. Elsewhere in the neighborhood last month, Integritas Capital and Kriss Capital provided $220 million in debt to developers Kuldeep Kumar and Mohan Myneni for their project at 2966 John F. Kennedy Boulevard. That development is planned to include 485 market-rate apartments, 57 affordable housing units, a Marriott hotel with 154 keys, and retail space totaling 34,000 square feet.

Equalbase has entered into a joint venture with Affinius Capital to develop a logistics facility in Butzbach, Germany. The joint venture has acquired approximately 20,518 square metres (220,854 square feet) of land on Otto-Hahn-Strasse in Butzbach. The site is located along the A5 motorway, approximately 42 kilometres north of Frankfurt, providing connectivity to one of Germany's key logistics hubs and broader transport network. The development will comprise approximately 11,700 square metres (125,940 square feet) of Class A logistics space and is expected to target DGNB Gold certification. Equalbase will contribute its development and construction expertise throughout the project lifecycle, from planning through delivery. "We are delighted to partner with Affinius Capital on this development in Butzbach," said Uwe Heckel, Managing Director of Equalbase Development GmbH. "The site's strategic location and access to key transport infrastructure make it well suited for a modern logistics facility, and we look forward to delivering a best-in-class project for the German market." Justin Hildebrandt, Partner and Head of Europe at Affinius Capital, added: "Butzbach offers strong connectivity to Frankfurt and the broader German logistics network, and we are pleased to partner with Equalbase to deliver a modern, high-quality facility designed to meet the requirements of today's occupiers." The project reflects the combined strengths of both organisations in delivering high-quality industrial and logistics developments in strategic markets.
