Requirements
  • Three to five years of experience working in apartment maintenance.
  • HVAC/EPA refrigerant certification, Type 1 and 2 or Universal.
  • Weekend and on-call availability.
  • Ability to regularly lift and move 25 pounds or more, often over 100 pounds.
  • Ability to perform the listed physical activities, including walking, climbing, balancing, sitting, stooping, kneeling, squatting, crawling, and using hands and arms.
Responsibilities
  • Schedule and directly supervise in-house and vendor work with the Community Manager.
  • Lead maintenance staff; delegate and participate in diagnosing problems and replacing and repairing electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance systems.
  • Ensure the comprehensive maintenance program and scheduled preventative maintenance are completed annually, including pool, exterior lighting, filter changes, and apartment inspections.
  • Manage inventory, ordering, and delivery of supplies and equipment for the service, custodial, and grounds departments.
  • Approve Maintenance Department invoices for payment.
  • Research and evaluate products used in property maintenance and upkeep.
  • Assist with annual budget preparation and monitor utility, repair and maintenance, and capital expenses against the budget.
  • Secure bids for capital projects and ensure a consistent scope of work.
  • Provide leadership and direction for on-site employees, including employee relations, employment-law compliance, training, and staff motivation.
  • Conduct coaching, counseling, and performance evaluations for staff members.
  • Assist with interviewing potential service or grounds personnel.
  • Evaluate and manage schedules to control overtime costs.
  • Interpret company policies for workers and enforce safety regulations such as the Occupational Safety and Health Act.
  • Schedule and perform preventative maintenance according to company policies and procedures.
  • Ensure timely and efficient responses to service requests and apartment make-readies, including assisting residents and prospects before, during, and after leasing.
  • Maintain property curb appeal through timely and effective maintenance.
  • Ensure vacated apartments are thoroughly restored to make-ready status on time.
  • Conduct weekly 17-minute inspections.
  • Report unusual or extraordinary property or resident circumstances, liability incidents, and damage incidents.
  • Rotate on-call coverage with other service staff and backup Service Technicians as needed.
