Requirements
  • A bachelor’s degree in a related field is preferred, along with a Certified Property Manager or Real Property Administrator designation.
  • A minimum of 3-5 years of commercial property management experience, preferably with healthcare assets.
  • A fundamental understanding of property management, including operational, financial, and ethical disciplines.
  • Strong organizational and time management skills.
  • Strong analytical and problem-solving skills, sound business judgment, and the ability to work independently.
  • Strong interpersonal skills and verbal and written communication skills.
  • High proficiency in the Microsoft Office suite, including Microsoft Word, Microsoft Excel, and Microsoft Outlook.
  • Proficiency with Yardi property management accounting software and artificial intelligence tools.
  • Availability to travel approximately 10% to company-owned and pursued medical office properties.
Responsibilities
  • Evaluate the physical and operational aspects of properties under consideration for future acquisitions.
  • Review property condition reports, warranties, inspection records, and contracts to understand current building operations and assess whether further investigation or review is needed.
  • Research, coordinate, and work with vendors to further investigate capital projects for new pursuits.
  • Analyze operating reports, building plans, general ledgers, leases, and operating expense calculations and reconciliations for new pursuits.
  • Prepare 10-year capital budgets and first-year operating budgets for new pursuits.
  • Work with utility companies and brokers to transfer utilities for new acquisitions and monetization.
  • Transition newly acquired properties to property management staff for ongoing operations.
  • Assist asset management with documentation needed for disposition of assets.
  • Negotiate contracts with contractors and vendors in a timely manner.
  • Maintain productive relationships with tenants to preserve tenant satisfaction.
  • Oversee requests for and review required certificates of insurance to ensure adequate coverage under contracts for the work being performed.
  • Update and oversee maintenance of the capital projects database.
  • Perform other related duties as assigned.
Desired Qualifications
  • A bachelor’s degree in a related field and Certified Property Manager or Real Property Administrator designation are preferred.
  • Commercial property management experience with healthcare assets is preferred.
