Requirements
  • A high school diploma or equivalent.
  • One to three years of relevant maintenance experience is preferred.
  • Completion of an accredited maintenance training program may be considered in lieu of experience.
  • Applicable state license(s), as required.
  • Working knowledge of basic carpentry, including drywall repair, painting, light plumbing, and preventative maintenance.
  • Basic technical and mechanical skills to perform routine maintenance and repairs on mechanical and electrical systems, along with general knowledge of construction principles.
  • Proficiency in basic computer systems and software, including internet browsers, Microsoft Office, and relevant electronic records platforms.
  • Ability to walk or stand for extended periods.
  • Ability to kneel, stoop, crouch, or crawl occasionally.
  • Ability to lift up to 50 pounds without assistance and occasionally lift or move up to 200 pounds with assistance.
  • Availability for weekend or holiday work and on-call duties.
  • Ability to respond calmly and effectively to emergencies such as medical incidents or natural disasters.
  • Ability to maintain compliance with personnel policies, community policies and procedures, Resident Rights, and federal and state regulations and standards regarding senior living care, including HIPAA privacy and confidentiality laws.
  • Successful completion of a background check and drug screening, required health assessments, and use of designated personal protective equipment as required.
Responsibilities
  • Ensure the delivery of quality maintenance services in compliance with federal, state, and local regulations.
  • Lead the team responsible for maintaining the building, interior, and grounds, including maintenance and housekeeping functions.
  • Supervise, support, and coordinate maintenance and housekeeping personnel according to community needs.
  • Maintain interior areas, including routine and deep cleaning of carpets, furniture, windows, and glass, and maintain or replace hard surface flooring.
  • Maintain grounds, including exterior building repairs and lawn maintenance, in cooperation with landscaping contractors and waste removal services.
  • Assist in implementing and documenting a preventative maintenance program for the building and its equipment.
  • Prepare and refurbish apartments for resident move-ins, including patching and painting walls and ceilings, replacing or deep cleaning carpets, installing vinyl flooring and ceiling fans, and refinishing trim and cabinets.
  • Maintain fire safety and emergency records and procedures in compliance with regulations and environmental concerns, and maintain a catalog of Safety Data Sheets.
  • Inspect resident apartments for potential problems and hazards, perform repairs, and report updates to the Executive Director for follow-up as needed.
  • Use building management software to document and track maintenance tasks, apartment turnover, and work orders.
  • Perform repairs and maintenance on janitorial equipment and building facilities.
  • Promote safe working practices, actively prevent accidents, preserve equipment, and participate in risk management and quality assurance programs.
  • Work primarily indoors within the community and perform occasional outdoor tasks.
  • Participate in staff activities and collaborate with colleagues to support a cohesive work environment.
  • Maintain current training and ongoing education and pursue continuous skill development.
  • Respond to emergencies to ensure the safety of residents and staff.
