Responsibilities
  • Plan, direct, and coordinate activities for designated mechanical, miscellaneous metals, or structural steel construction projects.
  • Ensure project goals are achieved on time and within budget, personally or through subordinate supervisors.
  • Manage project budgeting and scheduling.
  • Administer contracts, buyout, documentation, meetings, billings, change conditions, labor productivity, cost control, and project closeout.
  • Manage and supervise the day-to-day operations of staff teams on assigned projects.
  • Initiate, review, and oversee project administration and documentation to avoid claims and protect RK Mechanical and client interests.
  • Secure, review, process, and execute contract agreements.
  • Review, edit, finalize, and distribute project budgets.
  • Conduct pre-construction turnover meetings for assigned projects.
  • Ensure required permits and licenses are obtained and posted.
  • Set up, monitor, and update project schedules.
  • Coordinate procurement of materials and equipment with the purchasing agent, emphasizing buyout plans to meet or improve established schedule dates and budget costs.
  • Negotiate, prepare, process, and execute subcontract agreements.
  • Ensure required submittals are reviewed, processed, approved, and maintained in submittal logs.
  • Develop, submit, and obtain approval for billing schedules of values.
  • Maintain an overbilled cash position and request retention release, bill-down, and payment processing.
  • Collect payments, progress billings, and retention receivables by their due dates.
  • Price, negotiate, and process change conditions and change-order work.
  • Ensure assigned projects are properly staffed with appropriate field forces, including reviewing, updating, and approving labor resource loading and labor productivity.
  • Oversee the use of tools and rental equipment on assigned projects and ensure unused equipment is returned promptly.
  • Manage and forecast the overall financial performance and cost control of assigned projects.
  • Prepare and submit required monthly project contract valuations accurately and on time.
  • Review, approve, and process subcontractor and supplier invoices.
