  • A high school diploma or equivalent.
  • Outstanding sales ability in a computerized environment.
  • A valid driver's license and proof of insurance.
  • A passing criminal background check and pre-employment drug testing.
Responsibilities
  • Lease apartments at optimum rent levels and keep vacancies to a minimum.
  • Greet customers and convert walk-in prospects into secured leases.
  • Convert telephone calls and emails to appointments.
  • Maintain a waiting list and follow up with waiting-list applicants.
  • Follow up on Guest Cards by letter, telephone, and email.
  • Screen applicants by requesting and reviewing credit reports, employment references, and rental references.
  • Prepare leases and conduct move-in orientations.
  • Maintain the move-in list.
  • Handle subleases, renewals, extensions, and vacating notices.
  • Follow through on rent increase letters and maintain files.
  • Prepare prospect kits, move-in kits, move-out kits, and other promotional materials as needed.
  • Promote the Preferred Employer Plan.
  • Maintain the Resident Renewal Program.
  • Solicit residents' input and opinions regarding their residency in the community.
  • Make recommendations regarding resident programs and policies to management.
  • Develop strategies to maximize resident retention.
  • Facilitate a resident environment that permits peaceful and quiet enjoyment.
  • Work with residents and the community to determine solutions and accomplish goals.
  • Assist managers and other staff members as requested.
  • Maintain a customer-focused and attractive appearance in the leasing office and model.
  • Handle daily file maintenance.
  • Maintain postage, office, and forms supplies.
  • Handle regular and overnight mail.
  • Answer telephones.
  • Arrange utility connections and disconnections and maintain the utility ledger.
  • Walk vacant units and inspect ready units as necessary.
  • Walk the property and perform property work as needed.
  • Follow up on resident complaints, including pet, resident handbook, auto, noise, and other miscellaneous violations, in compliance with the Customer Service Program and philosophy.
  • Collect delinquent rent.
  • Check apartments for skips using delinquency information as a reference.
  • Handle move-out processing.
  • Work on social and other promotional events.
  • Perform other duties as assigned.
