Requirements
  • Five or more years of related maintenance experience is preferred.
  • Intermediate-level understanding and experience in electrical, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, and appliance repair are required.
  • A valid driver's license is required, along with the ability to operate a company or personal vehicle or electrical cart.
  • Basic computer skills, including the ability to operate a mobile device and personal computer, are required.
  • Expert skills in operating small hand and electrical tools, basic electrical work, carpentry, painting, and small machinery repair are required.
  • Extensive knowledge of appliances is required.
  • Availability for regular on-call assignments, emergency calls, scheduled off-hours, and emergency overtime is required.
  • The employee must be able to arrive at the property for service requests within 60 minutes.
  • The employee must be able to travel to other regional locations for work, training, meetings, and related activities.
  • The employee must be able to independently lift or carry supplies or equipment weighing up to 65 pounds, frequently reach, stoop, bend, and kneel, walk and stand extensively, and climb stairs and ladders.
  • The employee must work indoors and outdoors in all weather conditions and tolerate exposure to extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, loud noises, and potentially hazardous conditions.
  • The employee must safely perform essential job functions consistent with applicable Americans with Disabilities Act, Family and Medical Leave Act, and federal, state, and local standards.
  • The employee must comply with applicable Occupational Safety and Health Administration safety regulations, local health, safety, and environmental laws, and company procedures.
  • The employee must follow safe work practices including lockout/tagout, confined-space entry, hazardous-chemical handling, personal protective equipment use, ladder safety, and work from elevated surfaces.
Responsibilities
  • Perform general and specialized maintenance and repairs in a multifamily residential community.
  • Operate building systems, related equipment, tools, and machinery to complete maintenance tasks.
  • Perform maintenance installation, repairs, and preventive maintenance on building systems and appliances, including plumbing, heating, ventilation and air conditioning, structural, and electrical systems.
  • Test and troubleshoot items such as thermocouples, motors, boiler controls, fire alarms, plumbing valves and fixtures, water lines, locks, and new or renovated construction to assess function and recommend repair or replacement.
  • Apply skills in electrical work, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, and appliance repair.
  • Complete resident-requested repairs and services within 24 hours.
  • Complete assigned maintenance work on vacant homes according to company standards.
  • Perform on-call service requests and emergency calls.
  • Participate in routine quality-control, move-in, preventive-maintenance, machinery, and appliance inspections.
  • Perform general maintenance and cleaning of common areas and the maintenance shop, including trash removal and snow removal where applicable.
  • Train or guide other maintenance team members in skilled tasks and trade-specific knowledge.
  • Lead or supervise other maintenance team members when management is absent.
  • Maintain and update assigned service requests in Yardi Mobile until they are completed and closed.
  • Report maintenance concerns requiring repairs on homes, the community, or common areas to a supervisor.
  • Operate a company or personal vehicle to travel to various work locations.
  • Attend department or regional meetings, resident functions, seminars, training, and work-related events.
Desired Qualifications
  • HVAC and Environmental Protection Agency certifications are preferred.
  • Some supervisory or lead experience is preferred.
