Requirements
- Related experience in property management as a Maintenance Supervisor is required.
- Experience in all trades is required.
- Strong written, communication, and computer skills are required.
- Past supervisory experience is required.
- A current driver's license and auto insurance are required.
- The ability to work weekends and overtime as required is necessary.
Responsibilities
- Supervise and coordinate employees and outside contractors maintaining and repairing building structures and grounds.
- Direct employees and outside contractors in apartment renovations, service requests, structural repairs, and grounds maintenance.
- Obtain bids from outside contractors and assemble, analyze, and submit bids to superiors.
- Order and receive supplies, appliances, and equipment from vendors.
- Coordinate outside vendor work and inspect completed work for conformity with specifications and standards.
- Inspect facilities and equipment to determine service needs, required equipment, and service type.
- Study production schedules and estimate worker-hour requirements for job assignments.
- Establish or adjust work procedures to meet production schedules.
- Suggest changes to working conditions and equipment use to improve work-crew efficiency.
- Assist the Property Manager with planning and administering the maintenance budget.
- Participate in after-hours and emergency coverage as assigned.
