Requirements
  • Previous property management experience, including compliance experience with Project-Based Section 8 requirements.
  • Professional certification as a Certified Occupancy Specialist or Certified Professional Occupancy.
  • At least two years of supervisory experience.
  • Computer proficiency and knowledge of the Microsoft Office Suite.
  • Demonstrated leadership ability and a proven record of success with the leasing process.
  • Ability to walk apartments and grounds, including steps and stairs.
  • Strong verbal and written communication skills and the ability to interact professionally with residents and customers.
  • Strong financial analysis, budgeting, and profit-and-loss management skills.
  • Working knowledge of applicable landlord-tenant laws, Fair Housing mandates, and other legal issues affecting property management.
  • Experience with unit and common-area renovations.
  • Proven financial and accounting expertise.
  • Accounts receivable and collections experience.
  • Attention to detail and ability to work independently.
  • Proficiency in Microsoft Word, Excel, Outlook, OneSite Property Management Software, and the Internet.
  • A high school diploma or GED.
  • Ability to perform intermediate mathematical functions and resident management software functions accurately.
  • At least three years of experience in residential property management and lease-up.
  • Ability to work scheduled hours consistently, including overtime when requested, and serve on call as scheduled or necessary.
  • Ability to physically access all exterior and interior parts of the property and amenities and lift or maneuver up to 50 pounds independently and 100 pounds with assistance.
Responsibilities
  • Serve as the point of contact for the managed property and stakeholders.
  • Provide leadership and direct supervision of staff while managing apartment community operations.
  • Implement the annual property business plan and ensure effective financial management, occupancy, property value, compliance, and staff and vendor oversight.
  • Manage property and staff compliance with Fair Housing and Fair Credit Reporting requirements, Human Resources and Operations policies, and safety management programs.
  • Assist with file audits, HUD management and occupancy reviews, and HUD REAC inspections.
  • Administer HUD recertifications and monitor agency compliance, including recertification and interim recertification procedures.
  • Coordinate annual unit inspections.
  • Oversee outreach, sales, and customer service efforts to meet performance targets.
  • Evaluate market conditions and competition.
  • Increase revenue while maintaining controllable expenses, including revenue collections and delinquency control.
  • Provide customer service to residents, resolve issues, and ensure maintenance completes service requests.
  • Ensure timely completion of property reporting, including financial and marketing reports.
  • Operate within budget and purchasing guidelines.
  • Maintain curb appeal by walking and inspecting the property and vacant units.
  • Ensure company policies and procedures are followed.
  • Attend court proceedings as necessary.
  • Coordinate and lead staff meetings.
  • Supervise, review, evaluate, and counsel employees in accordance with Area management directives.
  • Promote Resident Services initiatives through resident social, educational, planned, and community-level activities and events.
  • Prepare operational and financial reports for the Regional Property Manager, Property Staff Accounts, and other corporate departments.
  • Lead staffing, training, and development initiatives for the property.
  • Attend owner gatherings and resident events, including events held after hours, as required.
  • Maintain ongoing personal development and career growth through corporate and external learning activities.
