Requirements
  • Five to ten years of high-end or luxury residential construction site management experience.
  • An active Site Superintendent license is required, such as a New York City Department of Buildings Registered Construction Superintendent license or an equivalent jurisdictional license.
  • OSHA 40-Hour certification is required.
  • Four-Hour Supported Scaffold certification is required.
  • Asbestos, mold, lead, and silica awareness training is required.
  • The role requires standing and walking for extended periods, navigating stairs, ladders, and scaffolding, and having the visual acuity to inspect finished work.
  • Applicants must be legally authorized to work in the United States on an ongoing basis without current or future employer sponsorship.
Responsibilities
  • Review and understand all scopes of work developed by Estimating and the Project Manager; maintain familiarity with the schedule and budget to ensure on-time delivery, while proposing ideas for improved efficiency.
  • Prepare progress schedules, Two-Week Look Aheads, and Manpower Request Reports with the Assistant Project Manager.
  • Oversee all work on site, including subcontractors, field personnel, deliveries, and installation; provide daily work schedules and ensure quality and accuracy of work.
  • Set benchmarks and levels and, where necessary, perform layouts.
  • Advise the Project Team daily of directives issued by the Design Team via Written Confirmation and/or Work Order.
  • Manage tools, equipment, and supplies on site; maintain personnel records, time sheets, work orders, requests for information, and daily field reports.
  • Maintain current, complete on-site project files, including construction documents, sketches, and submittals.
  • Conduct a weekly toolbox talk for the site team.
  • Maintain the highest standards of safety on site; remedy unsafe conditions immediately and report any accident to the main office within 24 hours.
  • Maintain the Occupational Safety and Health Administration safety log and ensure cleanliness and orderliness of the site.
  • Attend all job site meetings and address open items impacting progress or quality.
  • Represent the Company with inspecting authorities and cooperate with inspectors to ensure timely approvals.
  • Assist with punch-list completion and Owner's Service and Maintenance Manuals, including warranty collection and access panel/valve chart development.
Desired Qualifications
  • OSHA 62-Hour certification is preferred.
