Under the direction of the Assistant Director of Facilities Operations, the Building (Maintenance) Coordinator is responsible for performing, supporting, coordinating, and leading assigned work efforts, and activities regarding general maintenance equipment and related services (plumbing, electrical, general support) while assisting with HVAC and mechanical repairs as requested. The Maintenance Coordinator serves as the primary point of contact for all maintenance work efforts. Therefore, may be required to be on call based on a rotation schedule (or as needed) which includes being available to respond to emergency issues or needs at any hour of the day and night for an entire week (Monday to Sunday).
Responsibilities include, but are not limited to:
- Performs, supports, and leads building related assigned work efforts.
- Completes maintenance repairs and services related to general maintenance for buildings, equipment, and outside areas [non-grounds related] with employees, vendors, and/or self on both a scheduled and as-needed basis while maintaining compliance with established safety rules, policies, and procedures of the department.
- Supports approved contractor and project work as assigned, which includes escorting assigned vendors to appropriate locations and providing updates to the Assistant Director of Facilities Operations as requested.
- Manages personal work requests and communicates with residents and staff work expectations and status.
- Executes and supports preventative maintenance programs, general resolutions, and escalated repairs while working within the team environment to help other department members accomplish assigned goals and objectives. This includes communicating with building specialists to ensure work area clean-up is completed and proper resident communications are happening.
- Maintains assigned supply levels, reorders stock, and inventory materials as needed and requested. This includes ensuring tools are clean and safe to use and the Maintenance shop is organized and cleaned.
- Provides necessary technical assistance and adheres to safety policy related training in the performance of duties, equipment, and materials used and assigned and maintains awareness of safety-related conditions and reports those conditions immediately.
- All other duties assigned include, but not limited to, enhancing the Resident Experience.
Requirements
- High School Diploma or GED
- At least 2-5 years of general maintenance experience is required, including troubleshooting and leading work efforts with a team setting and/or with vendors.
- At least one year plumbing, HVAC, and/or electrical experience is preferred.
- Must have a working knowledge of general maintenance such as boilers, heating and air conditioning units, refrigeration and freezers, ice machines, electrical, plumbing, painting, wallpapering, minor carpentry, etc., including a demonstrated ability to operate hand and power tools and read measuring instruments.
- Must be able to follow written or oral instructions, including ability to operate a tablet PC.
- Must be able to read blueprints, specifications and schematics.
- Must have effective written and verbal communication skills and be able to work collaboratively within a diverse work group.
- Must be willing to perform duties inside and outside the facility when necessary.
- Must be able to move heavy objects.
- Must be willing and eager to work with and provide assistance to the residents of the facility.
- Must have a genuine interest in geriatric care and must believe in and uphold the philosophy of the facility.
- Must be able to work independently.
