Requirements
  • 2+ years of relevant professional experience within a Compliance department of a regulated business
  • Prior involvement with personal compliance programs, including conflicts of interest, personal account dealing, political contributions, and gifts and entertainment
  • Knowledge of personal investments and financial products, including stocks, funds, and derivatives
  • Strong respect for privacy and confidentiality
  • Ability to train users on new systems and provide empathetic, high-quality internal customer service
  • Excellent computer skills, including Outlook, Word, Excel, Adobe, and SharePoint
  • Ability to manage multiple priorities and adapt to changing tasks
  • Understanding of the Investment Advisers Act of 1940 or comparable compliance regimes is beneficial
  • Strong verbal and written communication skills, with the ability to work autonomously and seek guidance as needed
Responsibilities
  • Support the daily administration of the firm’s personal compliance program
  • Assist with the implementation, testing, and monitoring of compliance policies and procedures
  • Maintain discretion and confidentiality when handling sensitive personal and corporate information
  • Manage compliance software user accounts and permissions for new joiners, movers, and leavers
  • Demonstrate and support use of the compliance platform for employees
  • Obtain user consents and support broker account connections
  • Triage and route system queries to appropriate Compliance & Ethics team members
  • Explain basic personal compliance requirements to employees across all levels and global locations
  • Respond to standard personal compliance questions using established guidance and flowcharts
  • Escalate complex issues to the Senior Director for review and resolution
  • Assist with employee compliance training initiatives, including onboarding and periodic regulatory training
  • Serve as a point of contact for questions related to the compliance platform and personal compliance requirements
  • Prepare reports and data from the compliance system to support personal compliance audits
  • Collect data for audits and information requests from regulators, Internal Audit, or external compliance consultants
  • Log identified breaches and provide supporting data for preparation of Notes to File
  • Monitor and follow up on employee completion of initial certifications, quarterly holdings reports, and annual certifications
  • Track and maintain complaint records and the complaints register
  • Prepare regulatory filings, including Form ADV, for review by the Senior Director
  • Communicate regularly with the CCO, Senior Director, and compliance colleagues to coordinate compliance activities
  • Participate in Compliance and Legal Department meetings
  • Liaise with third-party service providers to resolve compliance platform issues
  • Coordinate with internal departments for audits and annual compliance reviews
Desired Qualifications
  • Certified Securities Compliance Professional (CSCP) designation from the National Society of Compliance Professionals
  • Paralegal Certificate from an ABA-approved institution

Realty Income closes $694M term loan with 4.34% blended rate to support San Diego clean energy

Realty Income Corporation has closed a $694 million unsecured term loan due 2036 with an affiliate of Goldman Sachs, priced at a fixed rate of 4.91%. The company executed a cross-currency swap for $500 million of proceeds into approximately €431 million, achieving an effective blended borrowing rate of 4.34%. The financing supports San Diego Community Power, California's second-largest Community Choice Aggregator, serving nearly one million customers. Community Power used a municipal prepay structure to secure long-term electricity supply, with Aron Energy Prepay 60 LLC lending a portion of proceeds to Realty Income. Realty Income has no exposure to electricity markets or commodity price risk. The term loan represents a senior unsecured obligation ranking equally with its other senior unsecured debt. Goldman Sachs served as sole underwriter on the municipal bond financing.

Fed pauses rate cuts, but Realty Income's 5.1% yield and strong fundamentals make it worth holding

Realty Income has raised $120 million in a Series C round led by Ribbit Capital, valuing the monthly dividend real estate investment trust at $1.45 billion. The company reported $5.75 billion in revenue for 2025, up 9% year-over-year, whilst net income rose 23% to $1.06 billion. The REIT owns over 15,500 single-tenant, net leased properties with nearly 99% occupancy, attracting blue-chip clients including Dollar General and Wynn Resorts. Despite higher interest rates, Realty Income completed nearly $6.3 billion in property investments in 2025 using convertible senior notes with rates between 3.375% and 5.125%. Funds from operations reached $3.89 billion, or $4.25 per share, supporting an annual dividend yielding 5.1%. The stock trades at a price-to-FFO ratio of approximately 15.

Apollo invests $1B for 49% stake in Realty Income's retail property joint venture

Realty Income and Apollo have announced a strategic partnership in which Apollo-managed funds will invest $1.0 billion for a 49% equity interest in a joint venture owning approximately 500 single-tenant retail properties. The transaction values the diversified portfolio at over $2 billion. The partnership represents a cornerstone of Realty Income's private capital initiative, designed to diversify funding sources beyond public equity markets. Realty Income will continue managing the properties under a long-term agreement and retains a call option to redeem Apollo's equity interest between years 7 and 15 at a capped internal rate of return of 6.875%. The portfolio generates $140 million in annualised base rent with a weighted average lease term of 9.1 years. The transaction has received permanent equity treatment from Moody's and S&P and is expected to close on 31 March 2026.
