Requirements
  • A professional working knowledge of all aspects of maintenance repair and service and a valid driver's license.
  • Proven experience in HVAC and maintenance repairs, preferably in lease-ups, multifamily housing, Active Adult, or hospitality environments.
  • HVAC and pool certifications and experience are required.
  • Strong plumbing and electrical skills are required.
  • Experience using YARDI or other property management software.
  • General knowledge of Occupational Safety and Health Administration, Americans with Disabilities Act, and Fair Housing regulations.
  • Reliable transportation is required.
  • Flexibility to work a regular Monday-Friday schedule and nights, weekends, and/or holidays when required.
  • Ability to physically access all exterior and interior parts of the property and amenities, and to push, pull, lift, carry, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Maintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment for community members, visitors, and team members.
  • Ensure the community meets company show-quality standards by inspecting the community daily.
  • Anticipate, identify, and resolve maintenance issues in a timely manner.
  • Use YARDI to track work orders and make-ready progress.
  • Maintain fire sprinkler, backflow, panel, and alarm compliance, including inspections and updated permits.
  • Lead ongoing property maintenance and improvement plans and assist with quarterly inspections.
  • Maintain a clean work area, tools, and equipment, and obtain, maintain, care for, and inventory all supplies and equipment owned by the property or management company.
  • Address maintenance concerns promptly and maintain high expectations for community upkeep.
  • Practice proper safety techniques in accordance with company, property, and departmental policies, procedures, and standards, and immediately report equipment malfunctions, injuries, accidents, and other safety issues.
  • Train maintenance staff on procedures, safety standards, and workmanship.
  • Schedule turns for vacant apartments and inspect vacant and make-ready apartments.
  • Track and manage all maintenance inventory.
  • Assist the Community Manager with managing a maintenance budget and vendors.
  • Develop strong personal relationships with community members.
  • Promote community member satisfaction and retention.
  • Provide hospitable, high-quality service to ensure a memorable experience.
