Requirements
  • A degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education and experience.
  • At least 8 years of experience successfully estimating conceptual and hard-bid construction projects for a general contractor.
  • Design-build experience on relevant project types.
  • Experience in value engineering.
  • A valid state-issued driver's license, vehicle insurance meeting Alston Construction liability coverage requirements, and a satisfactory driving record.
  • OSHA 10-hour certification.
  • First Aid/CPR certification.
  • Ability to estimate costs associated with technical tasks and thorough knowledge of estimating techniques, cost-control systems, and accounts.
  • Thorough understanding of project delivery types, including Design-Build, CM at Risk, CM not at Risk, and general contracting through hard-bid and negotiated methods.
  • Thorough understanding of contract delivery methods, including lump sum, guaranteed maximum price, and cost-plus.
  • Strong industry contact relationships and the ability to identify and secure profitable new business.
  • Strong mathematical and analytical skills.
  • Ability to balance client needs and expectations with firm standards and reputation while mitigating risks and maximizing profitability.
  • Ability to exercise initiative and sound independent judgment with minimal supervision and in a team environment.
  • Thorough understanding of job-task sequencing and critical-timeline scheduling.
  • Ability to read and understand drawings, specifications, maps, surveys, mechanical and electrical sheets, project schedules, cost reports, construction documents, and contract provisions addressing scope of work and design criteria.

Responsibilities
  • Use discretion, independent judgment, and professional skills to perform daily duties and resolve issues that minimize company risk.
  • Provide thorough, accurate, and competitive cost estimates through all design phases, from concept through construction and permit documents.
  • Identify value-engineered alternatives involving construction methods, materials, schedules, and design.
  • Determine proposal specifications and scope of work by reviewing drawings and attending or managing bid and preconstruction meetings.
  • Analyze and document cost information from historical projects, purchase orders, contracts, and cost reports for use in future estimates.
  • Provide design assistance and cost data on project feasibility to clients, design professionals, and project teams.
  • Prepare bid packages and provide leadership and coordination for bid solicitations and requests for proposals.
  • Develop scopes of work for subtrades before and during bid solicitation.
  • Perform takeoffs for multiple trades to minimize construction cost risks.
  • Analyze subcontractor proposals for cost, scope, and completeness to determine work awards.
  • Identify and qualify new subcontractors to maintain adequate coverage from qualified and financially sound subcontractors and expand bid solicitation coverage.
  • Negotiate prices with clients and qualified subcontractors.
  • Prepare preliminary project schedules during preconstruction and assist the Superintendent with the contracted schedule before construction.
  • Organize and lead the transition of the project cost estimate to the Project Manager.
  • Assist the Project Manager with pricing and negotiating owner and subcontractor change orders.
  • Maintain detailed backup records for estimate working documents, including assumptions for conceptual designs.
  • Update and maintain the subcontractor and design-consultant database.
  • Develop and maintain working relationships with prospective and current clients, architects, engineers, and subcontractors.
  • Develop an understanding of company services to identify potential new clients and projects.
  • Identify new work opportunities, advise company leadership of potential projects, and lead or participate in pursuing project leads.
  • Conduct or participate in client presentations.
  • Maintain a detailed client and project pipeline in Prophet, including opportunity status and analysis of wins and losses.
  • Assist Risk Management and company leadership with evaluations of potential contract, cost, construction-feasibility, and insurance risks.
  • Review subcontracts before issuance to subcontractors for compliance with project documents and estimates.
  • Manage the design team through development of permit documents.
  • Recommend improvements to business operations, processes, procedures, and best practices to increase client satisfaction, efficiency, and profitability.
  • Participate in applicable corporate meetings and forums.
  • Comply with safety policies, report suspected safety concerns, recommend safety-program enhancements, and support the company safety culture.
  • Remain current in required safety training and certifications.
  • Acknowledge and celebrate safe behaviors and actions of others.
  • Work within the company's accepted ethical standards.
