- A minimum of 5 years of related maintenance experience.
- The ability to supervise and lead a team.
- Expert-level understanding and diagnostic ability in electrical, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, and appliance repair.
- Effective communication and interaction with management, partners, subordinates, vendors, and residents to exchange information and give and receive work direction.
- Expert skills operating small hand and electrical tools, performing basic electrical and carpentry work, painting, and repairing small machinery.
- Basic computer skills, including operating a mobile device and personal computer.
- The ability to operate a motor vehicle with a valid driver's license.
- Availability for regular on-call assignments, emergency calls, scheduled off-hours, and emergency overtime as required.
- Compliance with company safety policies and applicable Occupational Safety and Health Administration regulations and federal, state, and local health, safety, and environmental laws.
- Ensure make-readies and other maintenance projects are completed accurately and on time according to quality standards.
- Maintain and update assigned service requests using Yardi Mobile until assignment completion and closure.
- Troubleshoot and train maintenance staff on items related to specific trades, including thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, and new and renovated construction, to assess function and recommend repair or replacement.
- Plan, schedule, and supervise maintenance staff performing maintenance, installation and repairs, service requests, turns, and cleaning of grounds and common areas.
- Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
- Lead safety and department meetings with staff members and participate in department, regional, and community meetings and events.
- Conduct regular property safety inspections, correct unsafe practices or situations, and train maintenance staff in the correct handling of chemicals, supplies, and equipment.
- Coordinate vendor and contractor installation, maintenance, and repair work.
- Apply preventive care, inspections, and timely repairs to protect the long-term condition of property assets.
- Maintain the department budget and adjust maintenance decisions to stay within budget.
- Prepare specifications for major planned projects, negotiate or solicit bids with contractors and vendors, and inspect vendor work for quality, conformance to specifications, and cost requirements.
- Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively, and ensure inventory is appropriately stocked and maintained.
- Property management experience.
- HVAC, Environmental Protection Agency, and Certified Pool-Spa Operator certifications where applicable.
