Requirements
  • A high school diploma or equivalent is required.
  • One to two years of maintenance experience is required.
  • Knowledge of janitorial equipment and maintenance procedures is required.
  • Good mechanical and problem-solving abilities are required.
  • The ability to work independently and coordinate effectively with others is required.
  • Working knowledge of computer or tablet software is required.
  • Good communication, comprehension, and interpersonal skills are required.
  • The ability to understand data and carry out verbal and written instructions is required.
  • A valid driver's license and compliance with National Church Residences' motor vehicle policy are required.
  • Knowledge of fair housing laws and adherence to applicable policies, regulations, and safe work practices are required.
Responsibilities
  • Conduct general maintenance of resident units and common areas, including carpentry, painting, and other general repairs.
  • Prepare vacant units for move-in, including painting, cleaning, and carpet cleaning.
  • Perform and arrange scheduled preventive maintenance and cleaning; complete inspections and tests; and maintain logs and records of results.
  • Perform maintenance on security systems, fire alarms, and door locks.
  • Adhere to the work schedule and take assigned on-call duties as directed.
  • Provide assistance and direction regarding outside service and repair work.
  • Perform landscaping duties, including lawn mowing, hedge trimming, and bed maintenance, as needed.
  • Maintain grounds, parking lots, and driveways, including removing snow and ice from walkways and parking lots.
  • Clean property common areas, including emptying trash, dusting, vacuuming, polishing and cleaning furniture, cleaning fixtures and window ledges, and mopping floors.
  • Clean and deodorize bathrooms and replace toilet paper and paper towels.
  • Remove trash from common areas and maintain the dumpster area.
  • Track and record preventive maintenance procedures.
  • Complete work orders and inspections according to policy and procedure.
  • Review Material Safety Data Sheets and follow instructions regarding use, disposal, and spill response.
  • Maintain effective communication and working relationships with residents, coworkers, community leaders, owners, management, vendors, and service providers.
  • Keep management informed of area activities and significant problems or maintenance concerns.
  • Attend required meetings and complete required records and reports.
  • Assist vendors and service providers as needed.
  • Report resident and family complaints to appropriate supervisors and immediately report allegations of abuse, misappropriation of funds or property, corporate compliance matters, and safety or legal concerns.
  • Complete assigned training in a timely manner.
