Requirements
  • A high school diploma or equivalent is required.
  • At least 4 years of progressive experience in property management is required, including at least 2 years managing a lease-up at a Class A or luxury residential high-rise.
  • At least 2 years of supervisory experience with the ability to lead, motivate, and develop a team is required.
  • Experience with budgets, financial statements, and variance reporting is required.
  • Expertise in federal Fair Housing requirements and applicable state and local laws is required.
  • Proficiency in property management software such as Yardi, RealPage, or similar systems; Microsoft Office; and digital marketing tools is required.
  • Experience in conflict resolution, customer service, and relationship management is required.
  • Strong organizational, multitasking, communication, active listening, and attention-to-detail skills are required.
  • Ability to manage complex problems and organizational change, evaluate options, and implement practical business solutions is required.
  • Ability to present information and respond to questions from senior and executive management is required.
  • Ability to hire, direct, supervise, motivate, coach, and hold a team accountable is required.
Responsibilities
  • Lead, motivate, and train the onsite team to deliver service and achieve corporate and departmental goals.
  • Oversee the onsite lease-up process from initial prospect contact through move-in.
  • Partner with the Marketing team to develop and execute marketing strategies, campaigns, and events for a new luxury lease-up community while maintaining brand standards.
  • Oversee daily leasing activity, pricing strategies, concessions, and market analysis.
  • Address and resolve resident concerns in accordance with company guidelines.
  • Assist with the annual business plan and oversee daily operations to achieve budgeted leasing, occupancy, and financial goals.
  • Support monthly financial reporting through variance reports, market analysis, accruals, and performance summaries.
  • Oversee maintenance operations, curb appeal, and scheduled routine maintenance.
  • Coordinate with construction and development teams during the transition from construction to operations, including unit inspections and punch lists.
  • Manage vendor relationships, including signage vendors, for lease-up marketing and wayfinding needs.
  • Ensure compliance with company policies, procedures, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and employment law.
  • Hire, direct, supervise, mentor, coach, and develop onsite team members and maintain a professional, supportive workplace.
