  • A high school diploma or equivalent is required.
  • Completion of an HVAC certification program or apprenticeship is required.
  • A valid HVAC technician certification from a recognized accrediting body is required.
  • Proven experience in HVAC maintenance and repair, with a strong understanding of HVAC systems and components, is required.
  • Proficiency using HVAC diagnostic tools and equipment to troubleshoot system malfunctions is required.
  • The ability to interpret technical manuals, schematics, and blueprints related to HVAC systems is required.
  • The ability to work independently to diagnose and resolve HVAC issues is required.
  • A valid driver's license and reliable transportation are required.
  • The ability to lift heavy objects, climb ladders, and work in various weather conditions is required.
  • Willingness to work flexible hours, including evenings, weekends, and on-call rotations, is required.
  • Willingness to travel up to two hours is required.
Responsibilities
  • Rove between three properties to address HVAC needs.
  • Inspect, troubleshoot, and repair HVAC systems, including furnaces, air conditioners, heat pumps, boilers, and ventilation systems, to ensure performance and energy efficiency.
  • Perform preventive maintenance on HVAC equipment according to manufacturer specifications and industry best practices, including cleaning coils, replacing filters, lubricating moving parts, and checking refrigerant levels.
  • Respond to HVAC-related maintenance requests from property managers or tenants and prioritize tasks based on urgency and importance.
  • Diagnose HVAC system malfunctions using diagnostic tools and equipment and determine the appropriate action for repairs or replacements.
  • Install new HVAC equipment and components in compliance with building codes and regulations.
  • Assist with the installation and maintenance of plumbing, electrical, and mechanical building systems and equipment.
  • Conduct regular property inspections to identify maintenance needs and address issues proactively.
  • Maintain accurate records of HVAC maintenance activities, including work orders, inspections, and repairs, using maintenance management software or designated systems.
  • Communicate with property managers, tenants, and colleagues to ensure HVAC-related maintenance issues are addressed promptly and professionally.
  • Adhere to safety protocols and regulations while performing HVAC maintenance activities and use appropriate personal protective equipment.
