Requirements
  • A bachelor's degree or equivalent is required, preferably in real estate, finance, or business; a construction management degree is a plus.
  • Five years of professional commercial or industrial real estate negotiating, acquisition, management, and finance experience, including contract negotiations, service agreement negotiations, and related real estate and facility transactions.
  • Strong computer proficiency in Power BI, Excel, PowerPoint, Word, Outlook, PDF review and markup, and Bluebeam.
  • Fluency in the processes, principles, terminology, and documentation common to commercial real estate transactions, with the ability to read, understand, and analyze leases and other relevant contracts.
  • Demonstrated ability to project-manage, meet deadlines, solve problems quickly, and work well under pressure.
  • Ability to develop relationships and influence key stakeholders across more than 50 locations, determine their needs, and provide solutions.
  • Understanding of and experience in financial and budgetary management and control.
  • Ability to handle several tasks simultaneously and prioritize workload.
  • Ability to read and interpret construction drawings.
  • Strong communication, interpersonal, decision-making, leadership, and problem-solving skills.
  • Professional and political aptitude.
  • Strong knowledge of administrative and property management operations, including design, construction, budgeting, facilities maintenance, security, and safety.
  • Ability to interact with all levels of management and internal clients.
Responsibilities
  • Manage the company's real estate portfolio of more than 75 industrial properties across the United States, totaling 2 million square feet.
  • Find and secure facilities that meet the corporation's needs.
  • Manage the portfolio of lease agreements, owned buildings, and associated documents.
  • Negotiate and structure lease agreements, option renewals, additional options, amendments, addendums, estoppels, SNDAs, and other documents needed to maintain active and current lease obligations.
  • Direct and supervise outside real estate agents supporting location searches, acquisitions, dispositions, renewals, improvements and expansions, build-to-suit arrangements, subleases, facility vacating, and early terminations.
  • Oversee the design and construction functions for multiple tenant improvement projects, coordinating with internal management, architects, general contractors, landlords, and other parties to meet operational goals and corporate standards.
  • Authorize, develop, manage, and evaluate market analyses, including identification of competitor locations.
  • Advise management on regional and local real estate trends, demands, and industrial facility availability.
  • Maintain records, leases, purchase agreements, rent schedules, real estate reports, and related documents.
  • Monitor transactions and construction projects against budget and make necessary adjustments.
  • Support management in developing and implementing strategic and technical plans and budgets.
  • Develop, evaluate, negotiate, and analyze total project costs, returns on capital, annual increases, ground leases, and related financial matters to obtain the lowest-cost alternative.
  • Manage property maintenance for the company's headquarters and supervise one full-time facility maintenance employee.
  • Create and implement the direction, coordination, and evaluation of facility maintenance activities, including operating expenses, utilities, and third-party providers.
  • Travel approximately 25% to domestic operating divisions.
