  • Ability to demonstrate quality standards and technical and construction specifications onsite for employee training, warranty triage, inspections, or homeowner education.
  • Proficiency in cost management, including recommending cost-saving initiatives, coordinating department budgets, and setting and meeting budget targets.
  • Proficiency in work order management and trade accountability.
  • Ability to manage time, multitask, strategize, oversee multiple projects, and delegate projects while maintaining oversight through resolution.
  • Ability to perform basic home warranty and handyman repairs, including drywall, painting, trim carpentry, minor plumbing, and minor maintenance.
  • Ability to mediate and resolve disputes with homeowners and trade partners.
  • Ability to develop and present training materials.
  • Ability to develop written reports supporting company determinations on warranty claims.
  • Ability to develop professional relationships with trade partners, inspectors, local ordinance representatives, and homeowners.
  • Ability to comply with regulations, policies, work procedures, instructions, and safety rules and use appropriate safety equipment.
  • Ability to perform essential job functions safely and successfully in accordance with applicable federal, state, and local standards.
  • Regular, punctual attendance is required.
  • Availability for a rotating emergency on-call schedule that includes nights and weekends.
  • Ability to lift and carry up to 25 pounds.
  • High school diploma or GED.
  • At least 3 years of construction superintendent, warranty professional, home maintenance management, or supervisory experience with a residential home builder, general contractor, remodeling, warranty, or remediation company.
  • Advanced knowledge of basic home construction practices, including OSHA regulations, front-end and back-end construction phases, and structural and foundation repair protocols.
Responsibilities
  • Oversee large-scale warranty projects for the warranty department.
  • Resolve customer conflicts and warranty disputes.
  • Mentor and educate the operational customer service team.
  • Advise staff and upper management on complex warranty issues.
  • Manage a geographically distributed team and coordinate with trade partners and interdepartmental teams.
  • Evaluate warranty issues and determine warrantability, construction needs, and remediation needs.
  • Analyze product performance, identify systemic warranty issues, and develop scopes of work to resolve them.
  • Manage workflow, costs, work orders, and warranty-related reporting in applicable software systems.
  • Demonstrate quality standards and construction specifications during employee training, warranty triage, inspections, and homeowner education.
  • Manage costs and department budgets and recommend cost-saving initiatives.
  • Delegate and oversee multiple projects through resolution.
  • Perform basic home warranty and handyman repairs when needed.
  • Mediate and resolve disputes with homeowners and trade partners.
  • Develop and present training materials and written reports supporting warranty claim determinations.
  • Maintain professional relationships with trade partners, inspectors, local ordinance representatives, and homeowners.
  • Participate in the rotating emergency on-call schedule to support division teams and customer needs.
  • Travel out of state as needed.
  • Perform other duties as assigned.
Desired Qualifications
  • Trade industry or independent professional experience with residential warranty services, such as plumbing or HVAC.
  • Warranty administration experience.
  • OSHA safety training.
  • Experience with residential construction and new home warranty services.
