Requirements
  • Working knowledge of income and asset verification and calculation methods.
  • Proficiency in Microsoft Office, including Excel, Word, and Outlook.
  • A high school diploma or equivalent.
  • One to three years of experience in affordable housing compliance, property management, or a related administrative role.
  • Successful completion of a background check and drug screening.
  • A valid driver's license and clean driving record.
  • Accuracy, attention to detail, organization, regulatory and compliance knowledge, time management, clear written and verbal communication, discretion when handling confidential financial and personal information, and resident-focused customer service skills.
Responsibilities
  • Process annual, interim, and initial certifications and recertifications according to LIHTC, Section 8, HUD Multifamily, HOME, and other applicable program guidelines.
  • Collect, verify, and calculate resident income, assets, and household composition using third-party verification methods.
  • Prepare and distribute recertification notices to residents within required timeframes.
  • Review and audit resident files for accuracy and completeness before submission.
  • Calculate rent and utility allowance adjustments based on verified income.
  • Maintain accurate resident files in compliance with program requirements and company recordkeeping standards.
  • Enter and update resident data in property management and compliance software such as Yardi.
  • Communicate with residents about required documentation, deadlines, and recertification outcomes.
  • Coordinate with Property Managers and Compliance staff to resolve discrepancies or missing documentation.
  • Track and manage recertification calendars and deadlines to ensure timely processing and avoid compliance lapses.
  • Prepare files for internal audits, state housing agency monitoring visits, and HUD/REAC inspections.
  • Stay current on changing regulations, income limits, and program requirements, including HUD, LIHTC, and state HFA guidelines.
  • Assist with move-in certifications and waitlist eligibility screening as needed.
Desired Qualifications
  • Experience with LIHTC and/or HUD Section 8 program compliance.
  • Experience with property management software such as Yardi, RealPage, OneSite, or similar.
  • Bilingual ability, including English and Spanish or another relevant language.
  • Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS/C3P), or National Compliance Professional (NCP) certification.
