Requirements
  • Knowledge of business and management principles involved in strategic planning, resource allocation, production methods, and coordination of people and resources.
  • Ability to identify problems, apply logical reasoning, evaluate alternative solutions, and select appropriate actions based on relative costs and benefits.
  • Ability to read, understand, and communicate information and ideas in writing.
  • Ability to listen to, understand, and communicate ideas and information verbally.
  • Knowledge of company policies, federal, state, and local laws, government regulations, and agency rules that pertain to managed properties.
  • Knowledge of principles and methods for showing, promoting, and selling services, including marketing strategy, tactics, and sales techniques.
  • Demonstrated experience in problem identification, analysis, recommendation of options, and development of logical and workable solutions.
  • Demonstrated knowledge of Microsoft Office programs, including Word, Excel, and Outlook.
  • Ability to interact with residents, clients, and outside personnel in person, by phone, and by email.
  • Ability to travel independently to property locations on a regular basis.
Responsibilities
  • Update the Board with vacant units and vendor progress.
  • Update the VCR with ready and inspection dates for vacant units.
  • Perform move-out and move-in inspections.
  • Calculate move-out charges and forward the file to the manager for approval.
  • Schedule unit turnovers with vendors and verify that the work is complete.
  • Create purchase orders in Nexus.
  • Schedule yearly fire, pool, and irrigation inspections.
  • Create work orders in BP and provide them to the Maintenance Supervisor; the Front Desk closes out work orders.
  • Obtain bids for vendor work.
  • File work orders.
  • Schedule vacant units with SHRA Inspection.
  • Send the pest-control notice every Wednesday.
  • Prepare annual inspection notices.
  • Send bids over $500 to the Regional Manager for approval.
  • File vendors' updated insurance when received and send vendors notices for updated vehicle proof of insurance.
  • Remove residents from MMA when they move out.
  • Contact PG&E and SMUD to change vacant units back to the company account.
  • Order all maintenance parts.
