As companies flee high costs, Boca Raton hopes to benefit. Now, more businesses are following suit. And that could lead to millions of dollars in savings. Boca Raton hopes to benefit from the trend. According to the city's Office of Economic Development, New York City businesses stand to unlock $7.5 million in annual savings if they relocate to the South Florida city, according to a new report. Conducted by the corporate site selection firm The Boyd Company, the report looked at factors such as labor, rent, utilities and travel to compare the cost of doing business in Manhattan and Boca Raton. It found that companies can lower their operating expenses by 22.5% per year. Boca Raton is already the base for major businesses such as ADT Security, Office Depot, The Geo Group and Celsius Holdings. But now, the city aims to bring more finance, technology and health care companies to the area, said Jessica Del Vecchio, Boca Raton's economic development manager. Some of those companies want to be in proximity to West Palm Beach, which is branding itself as the "Wall Street of the South." Recent additions include New York-based The Farmer's Dog, the internet famous pet food maker which opened a 19,000-square-foot office in Boca Raton in July. Innovative Solutions, a cloud services firm based in Rochester, New York, also committed to opening a local office and hiring 30 people. Businesses stand to save millions by relocating to Boca Raton, according to a new report. The lower cost of commercial office space, tax savings and housing are all part of the pitch the city is making to New York companies, Del Vecchio said. Many of the companies eyeing the area aim to relocate existing employees and hire some locals. Those new jobs often come with six-figure salaries, she said. "Housing seems expensive to us locally, but it's a deal when compared to prices in Manhattan," she said. According to the report, a 300-person corporate headquarters has about $25.8 million in total annual operating costs in Boca Raton. Those costs exceed $33 million in New York City and Silicon Valley. In Boston, Washington, D.C. and Seattle, companies can expect to spend more than $30 million. Labor costs are 17.5% lower in Boca Raton compared to New York City, the report said. With a sales tax of 7%, compared to New York City's 8.8%, businesses that spend $875,000 on annual office expenses can expect to save $16,450 per year. And then there's office space. Renting a 60,000-square-foot corporate office in Boca Raton costs about $2.6 million annually, compared to more than $5 million in the Big Apple. Still, Boca Raton - often thought of as a sleepy suburb - is a very different place than the 'city that never sleeps.' And it might be an adjustment for New Yorkers who are used to living in dense, walkable communities connected by public transit. So how do you sell Boca to people, especially young professionals, who are used to that lifestyle? According to Del Vecchio, many of the business leaders moving their companies to the area are looking for a change of pace. She also said that a new slate of residential developments are popping up around the city in proximity to business parks and public transit, creating more walkable areas. One example is The Park at Broken Sound, a mixed-used project with residential, office, retail and an Equinox gym under development. "You can walk to work, walk to the gym and restaurants but still have a car for freedom when you need it," she said. The city's Brightline train station has also created easy connections to Miami and West Palm Beach, another selling point, she said. Boca Raton has become a hotspot for high-income households that migrated from the northeast and other higher-cost locations during the pandemic. That's caught the interest of developers, as well. Last year, more than 100 projects were under construction, planned or proposed in Palm Beach County's southernmost city. "We're outperforming anyone in Palm Beach county when it comes to commercial leasing opportunities," Del Vecchio said. "Now, we're a thriving corporate hub. That's the message we're spreading."
