What believers are saying

  • Sancerre at Atlee Station hit 90% occupancy by October 2024.
  • The Reserve at Lone Tree reached 65% preleasing by October 2025.
  • ESL opened Fort Collins on June 11, 2026, while Sarasota and Shoreline advance.

What critics are saying

  • ESL depends on construction financing; a capital freeze halts its 2026-2028 pipeline.
  • The Gallery at Fort Collins, Sarasota, and Shoreline all demand flawless lease-up execution.
  • If preleasing weakens, NexCore’s platform becomes stranded development inventory and operator overhead.

What makes Experience Senior Living unique

  • NexCore-owned ESL combines development, ownership, and operations across hospitality-style senior communities.
  • ESL’s Sancerre and Reserve brands target affluent residents with design-led, amenity-heavy positioning.
  • Clarion’s October 2025 partnership on Atlee Station validates ESL’s operating platform.
