Requirements
  • At least five years of relevant experience as a Superintendent, preferably in interior commercial general contracting.
  • A proven record of managing complex projects in occupied spaces.
  • Ability to manage and coordinate multiple quick-turnaround projects simultaneously.
  • Proficiency in reading commercial construction plans and specifications.
  • A 10-hour Occupational Safety and Health Administration Construction Safety and Health Certificate.
  • A 4-hour Supported Scaffold User Certificate.
  • Willingness to travel for 8–12 weeks within and outside the state upon request.
  • Knowledge of all phases of commercial construction.
  • Computer skills, including Microsoft Office, Microsoft Project, and Procore.
  • Strong leadership, organizational, time-management, client-service, communication, and teamwork skills.
  • Understanding of the trades associated with commercial interior construction and high-end renovation projects.
Responsibilities
  • Oversee daily field operations, including site safety, construction progress, quality control, housekeeping, and the daily log.
  • Provide guidance, leadership, and direct supervision to site staff, assistant superintendents, laborers, and other construction personnel.
  • Manage the project schedule, including weekly preparation of a two-week look-ahead.
  • Schedule and coordinate subcontractors to complete projects according to the project schedule and avoid additional completion costs.
  • Develop a comprehensive understanding of project strategy and commitments, including financial goals, scheduling, logistics, phasing, milestones, and inspections.
  • Ensure jobsite operations comply with designs and specifications, remain on schedule and within budget, and meet quality standards.
  • Maintain open communication with the project team regarding work changes, job conditions, subcontractor relations, and deviations in project direction.
  • Partner with project management to maintain an accurate project schedule reflecting project-status changes and cost and time requirements.
  • Run weekly project and subcontractor meetings.
  • Manage the request-for-information process, including creating and suggesting solutions to site issues and tracking them through closeout.
  • Understand client needs, preferences, and culture to exceed project expectations.
  • Promote positive subcontractor relations by dealing professionally and fairly with subcontractors and vendors.
  • Maintain and review the punch-list process to ensure items are addressed and completed promptly.
  • Manage the closeout process and warranty responses with the project manager.
Desired Qualifications
  • Experience as a Superintendent in interior commercial general contracting is preferred.
  • Procore experience is preferred but not required.
