Requirements
  • EPA 608 or HVAC certification is required.
  • Proficiency in basic building systems, including HVAC, electrical, and plumbing, is required.
  • Experience with Make Ready processes and unit turnover is required.
  • Familiarity with building automation systems and life safety systems is required.
  • Proficiency in Microsoft Outlook, Word, and Excel is required.
  • Experience using property management platforms, preferably Entrata, is required.
  • Working knowledge of Fair Housing Laws, EEO Laws, and LIHTC and market-rate housing programs is required.
  • Three to five years of experience managing building systems in a student housing or multifamily setting is required.
  • Three years of supervisory experience in a maintenance leadership role is required.
  • At least two years of experience managing building automation and safety systems is required.
  • The ability to manage multiple priorities, projects, and deadlines effectively is required.
  • A valid driver's license and the ability to respond to after-hours emergencies are required.
Responsibilities
  • Build and lead a high-performing maintenance team, fostering professionalism, teamwork, and accountability.
  • Provide ongoing training, supervision, and mentorship to maintenance staff.
  • Promote a culture of safety, quality workmanship, and exceptional service.
  • Ensure timely and professional response to all service requests.
  • Oversee all building systems, including HVAC, plumbing, fire protection, and general repairs.
  • Implement and manage preventive maintenance and safety programs.
  • Conduct regular inspections of buildings, units, common areas, and grounds to ensure safety, cleanliness, and functionality.
  • Maintain mechanical systems and equipment, including boilers, water heaters, and HVAC units, in good working order.
  • Respond to emergencies and participate in emergency preparedness planning.
  • Supervise and support unit turns, ensuring work is completed on schedule and to high standards.
  • Coordinate and oversee vendor and contractor work; obtain bids and negotiate pricing when needed.
  • Complete and maintain work order documentation and inspection reports accurately.
  • Support the General Manager in maintaining occupancy and collections above 99%.
  • Assist with the creation and management of property and capital budgets.
  • Identify and implement cost-saving initiatives and revenue-generating opportunities, including resident bill-backs.
  • Track and manage maintenance spending in alignment with budget goals.
  • Partner with the Regional Facilities Manager to monitor capital projects and long-term maintenance planning.
  • Foster strong resident relationships through timely, courteous service and proactive communication.
  • Report resident issues or concerns to the General Manager promptly.
  • Build positive relationships with university partners, local officials, neighbors, and vendors.
  • Represent the company's brand and culture in all interactions.
