- A minimum of 5 years of related maintenance experience.
- The ability to supervise and lead a team.
- Expert-level understanding of diagnosing basic trades, including electrical, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, and appliance repair.
- Effective communication and interaction with management, partners, subordinates, vendors, and residents to exchange information and give and receive work direction.
- Expert skills operating small hand and electrical tools, performing basic electrical, carpentry, painting, and small machinery repair.
- Basic computer skills, including operating a mobile device and personal computer.
- The ability to operate a motor vehicle with a valid license.
- Availability for regular on-call assignments, emergency calls, scheduled off-hours, and emergency overtime as required.
- Ensure make-readies and other maintenance projects are completed accurately and on time according to quality standards.
- Maintain and update assigned service requests using Yardi Mobile until assignments are completed and closed.
- Troubleshoot and train maintenance staff on items related to specific trades, including thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, and new and renovated construction, to assess functioning and recommend repair or replacement.
- Plan, schedule, and supervise maintenance staff in daily maintenance, installation, repairs, service requests, turns, and cleaning of grounds and common areas.
- Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
- Participate in department and regional meetings and community events, and lead safety and department meetings with staff.
- Conduct regular property safety inspections, correct unsafe practices or situations, and train maintenance staff in the proper handling of chemicals, supplies, and equipment.
- Ensure employees work in a safe and secure environment and comply with company safety policies.
- Comply with Occupational Safety and Health Administration regulations and applicable federal, state, and local health, safety, and environmental laws, as well as company procedures and policies.
- Coordinate vendor and contractor installation, maintenance, and repair work.
- Apply preventive care, inspections, and timely repairs to protect the long-term condition of property assets.
- Maintain the department budget and adjust maintenance decisions to remain within budget.
- Prepare specifications for major planned projects, negotiate or solicit bids with contractors and vendors, and inspect vendor work for quality, specifications, and cost requirements.
- Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively, and ensure inventory is stocked and maintained.
- Property management experience.
- HVAC, Environmental Protection Agency, and Certified Pool Operator certifications where applicable.
