Real Estate Track Contractor, Omaha, NE

We have a unique career opportunity for a high-energy, hard-working contractor to provide support for our Real Estate Track Team. In this position you would be responsible to monitor our clients industrial track portfolio, including track leases, track licenses, and other documentation of industry track agreements. This position is responsible for researching existing industrial track agreements and customer information that will ensure the safety and integrity of the client’s operations.

The Impact You Will Have:

SUPPORT SERVICES:
- Assist real estate managers with the day-to-day management of track lease portfolios.
- Research all internal inquiries as to track/land ownership, maintenance responsibilities, location information and commodities for track management team to prepare and negotiate agreements.
- Directly contact external customers for updates on projects.
- Prepares standard service letters and letter agreements for customers on track construction projects.

ACCOUNTING:
- Prepare standard invoices via contract billing system for customers requiring an invoice to process payment.
- Collect delinquent rentals.

RISK MITIGATION:
- Identify tracks currently in use but not covered by an industry track agreement.
- Research service operations and track ownership to ensure the project location is turned over to the track management team to negotiate an appropriate agreement.

RECORDS MANAGEMENT:
- Maintain records of all industry track agreements completed and on-going, as needed, associated with each track agreement.
- Research and respond to track maintenance inquires.
- Review and organize documents in electronic repositories to facilitate efficient and comprehensive retrieval of work product.
- Verify the accuracy and completeness of records within the real estate group.

What You Will Need:

Experience / knowledge in real estate, map interpretation, analytical, problem-solving, organizational, communications skills (both oral and written).
Have ability to learn our clients’ financial systems and databases to successfully accomplish desired project results, knowledge of business principles such as finance & economics.
Strong interpersonal skills and the ability to develop good working relationships.
College credits towards an undergraduate degree. #LI-MM1
