Are you a seasoned property management leader ready to take your influence on the regional level? We are seeking a Regional Property Manager to oversee a diverse portfolio of communities across Indiana.
In this role, you will partner closely with executive leadership, mentor high-performing Property Managers, and ensure operational excellence while advancing our mission-driven work. This is an opportunity to lead people, protect assets, and drive performance while making a meaningful difference in the lives of residents and communities we serve.
Purpose of the Role
The Regional Property Manager supports and strengthens property operations by developing policies, leading and developing teams, and ensuring strong financial and physical performance across assigned communities. This role collaborates with the Vice President and leadership team on strategic initiatives, special projects, and operational improvements. Regular travel and hands-on regional oversight are required.
What You’ll Do
Leadership & Team Development
Recruit, train, coach, and develop Property Managers and site-level leaders
Approve on-site hiring, promotions, and terminations
Conduct performance evaluations and provide ongoing leadership support
Foster a culture of accountability, professionalism, and respect
Operations & Compliance
Ensure compliance with Fair Housing, HUD, LIHTC, and all applicable regulations
Audit administrative, accounting, leasing, and maintenance operations
Oversee resident relations and resolve escalated issues
Complete quarterly Property Audit Checklists (PACs)
Financial & Asset Management
Supervise development and monitoring of operating and capital budgets
Review and approve expenditures within budget guidelines
Monitor NOI, occupancy, rent schedules, and financial performance
Partner with Asset Management to maximize portfolio value
Strategy, Training & Growth
Develop and implement corrective action plans for underperforming communities
Create and lead property management training programs
Support onboarding and set-up of new communities
Manage vendor relationships and evaluate contracts
Mission & Resident Focus
Ensure residents are treated with dignity, respect, and compassion
Oversee resident satisfaction initiatives and compliance reporting

What Success Looks Like
Properties meet or exceed budgeted NOI and occupancy goals
Strong audit results (MOR, REAC, State Agency Reviews)
High Yardi performance scores
Accurate and timely HUD and LIHTC submissions
Positive resident satisfaction results
Engaged, high-performing property management teams
What You Bring
Education & Experience
Two years of college or equivalent professional experience
Minimum of five years of property management experience, including supervisory roles
At least two years of on-site property management experience
Skills & Abilities
Strong leadership, organizational, and decision-making skills
Excellent communication and interpersonal abilities
Ability to manage multiple priorities independently
Proficiency in Microsoft Office and property management software
Certifications
Certified Property Manager (CPM) or candidate status preferred
Travel & Work Environment
Travel required (approximately 50%) with a flexible schedule
Valid driver’s license and proof of auto insurance required
Combination of office, site, and field-based work environment.
