Requirements
  • A high school diploma or equivalent is required.
  • At least 1 year of experience in property management, leasing, hospitality, retail, or a comparable customer-facing role is required.
  • Strong math skills and attention to detail are required, with comfort using ledgers, spreadsheets, and reconciliation.
  • Excellent written and verbal communication skills are required.
  • Ability to work weekends and extended hours during peak pre-lease, turn, and move-in seasons is required.
  • A valid driver's license and reliable transportation are required.
  • Bilingual English/Spanish ability is preferred.
  • Prior student housing experience, particularly with by-the-bed leasing and guarantor-backed leases, is preferred.
  • Working knowledge of Entrata, RealPage, or comparable property management software is preferred.
  • Familiarity with Texas landlord-tenant law and Fair Housing requirements is preferred.
Responsibilities
  • Post rent payments, process daily deposits, and maintain accurate resident ledgers.
  • Manage the delinquency process end to end, including notices, payment plans, guarantor outreach, and coordination with legal counsel on evictions.
  • Prepare and review weekly and monthly occupancy, pre-lease, delinquency, and variance reports.
  • Assist with invoice coding, purchase orders, and budget tracking.
  • Complete move-in and move-out accounting, including security deposit dispositions and damage billing.
  • Maintain accurate resident files in compliance with company policy and Fair Housing law.
  • Carry an individual leasing and renewal goal during pre-lease season.
  • Conduct tours, follow up on leads, and close applications for by-the-bed leases.
  • Manage the application-to-lease pipeline, including guarantor verification, income and credit screening, lease generation, and signature collection.
  • Support roommate matching and unit assignments.
  • Execute renewal campaigns and outreach and marketing events on and around campus.
  • Assist with social media content, resident referral programs, and competitor market surveys.
  • Serve as an escalation point for resident and parent or guarantor concerns, resolve issues promptly, and document outcomes.
  • Coordinate resident events and community programming.
  • Support lease violation documentation and conflict resolution between roommates.
  • Maintain a visible, approachable presence in the leasing office and community.
  • Assist with the annual turn, including unit inspections, vendor scheduling, punch walks, and move-in readiness.
  • Help hire, train, and schedule Community Assistants and leasing staff.
  • Assume Community Manager duties in the Community Manager's absence.
  • Participate in the on-call rotation for after-hours emergencies.
  • Walk the property regularly to identify curb appeal, safety, and maintenance issues.
