- A minimum of 5 years of related maintenance experience is required.
- The ability to supervise and lead a team is required.
- Expert-level understanding and diagnostic ability in electrical, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, and appliance repair are required.
- Effective communication with management, partners, subordinates, vendors, and residents is required to exchange information and give and receive work direction.
- Expert skill in operating small hand and electrical tools, performing basic electrical, carpentry, and painting work, and repairing small machinery is required.
- Basic computer skills, including the ability to operate a mobile device and personal computer, are required.
- The ability to operate a motor vehicle and a valid driver's license are required.
- Availability for regular on-call assignments, emergency calls, scheduled off-hours work, and emergency overtime is required.
- Ensure make-readies and other maintenance projects are completed accurately and on time according to company quality standards.
- Maintain and update assigned service requests using Yardi Mobile until each assignment is completed and closed.
- Troubleshoot and train maintenance staff on trade-related equipment and systems, including thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, and new and renovated construction, to assess functioning and recommend repair or replacement.
- Plan, schedule, and supervise maintenance staff in daily maintenance, installation, repair, service request, turn, grounds-cleaning, and common-area activities.
- Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
- Communicate expectations and goals to the team and motivate team members.
- Participate in department and regional meetings and community events, and lead safety and department meetings with staff.
- Conduct regular property safety inspections, correct unsafe practices or conditions, and train maintenance staff in the proper handling of chemicals, supplies, and equipment.
- Ensure employees work in a safe and secure environment and comply with company safety policies.
- Comply with Occupational Safety and Health Administration safety regulations and applicable federal, state, and local health, safety, and environmental laws, as well as company procedures and policies.
- Coordinate vendor and contractor installation, maintenance, and repair work.
- Apply preventive care, inspections, and timely repairs to protect the long-term condition of property assets.
- Maintain the department budget and adjust maintenance decisions to remain within budget.
- Prepare specifications for major planned projects, solicit and negotiate bids with contractors and vendors, and inspect vendor work for quality, specification, and cost compliance.
- Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively, and maintain appropriate inventory levels.
- Property management experience is preferred.
- HVAC, Environmental Protection Agency, and Certified Pool Operator certifications are preferred where applicable.
